Bahria Town Rawalpindi — Three Legal Tracks at Once
Phases 1 to 7 are a mature, populated market. Phase 8 and its extension are in the middle of three simultaneous and unrelated legal processes.
Bahria Town Rawalpindi in 2026 is not one story, it is three — and they affect different people. Phases 1 to 7 are a large, populated, liquid resale market. Phase 8 and its extension are the subject of an administrative inquiry, a land takeover by another authority, and a fraud-claim process, all running at the same time and all separate from each other.
Dealer pages compress this into a vague sense that “Bahria has problems”. That is useless if you actually own a plot there. Here is which is which.

We are deliberately not printing a single “Bahria Town Rawalpindi price”. With eight phases, two cities and three live disputes, a scheme-level average would be the least useful number on this page.
The honest part
- The three tracks are separate and have separate remedies. An RDA inquiry, a takeover by another authority, and a NAB claim process do not resolve together and do not affect the same allottees.
- If you hold in Sectors F-2, F-3, F-4 or P of Phase 8, the takeover is your story and the absence of a published policy for allottees is the problem to track.
- Possession delay is the oldest complaint here and the RDA inquiry puts a number on it — two decades for some allottees.
- One brand, several legal entities. CDA’s own register shows Bahria Zone-5 schemes with different NOC statuses. The name on the gate does not settle the status of the land.
- We are not repeating one widely-circulated claim about how another Bahria project derives its approval, because it traces only to dealer pages. If it matters to your purchase, ask for the primary document.
What to ask before you pay
- “Which phase and sector, and which authority approved it?”
- “Is this sector one of those DHA took over in June 2026?”
- “What is the possession position, in writing, with a date?”
- “Is any part of this land in the June 2026 auction or the NAB claim?”
Against Bahria Enclave, plainly
Bahria Town Rawalpindi’s developed phases offer something Bahria Enclave does not: a fully populated town with schools, hospitals and commercial life already running, at a scale nothing in Islamabad’s private market matches. What they also carry, in 2026, is three unresolved legal processes concentrated in the newest phases.
The comparison worth making is not brand against brand — both carry the same developer name and both have CDA notices in the same quarter. It is phase against sector: a developed Rawalpindi phase against a developed Enclave sector, with the papers for the specific plot in front of you.
