Bahria Town Rawalpindi Phase 4 — a Real Listing Count, at Last
No standalone RDA entry, but a live Zameen count: 55 plots, mostly residential 10 Marla and 1 Kanal, plus Civic Centre commercial pairs at multiples of the residential price.
Phase 4 is one of the smaller live listing pools in this cluster — 55 plots for sale on Zameen when we checked on 4 September 2026, split 43 residential and 12 commercial. That is a real, dated count, not a scheme-wide estimate.
Bahria Town Rawalpindi is a privately sponsored scheme under the ordinary Rawalpindi Development Authority (RDA) layout-plan/NOC regime — not a separate statutory authority the way DHA is. RDA’s own housing-societies register (checked 3 Sep 2026) carries three lines under this brand: a combined “Bahria Town (Phase-I,II&III (Partially))” approved entry over 2,368.14 Kanal at Kotha Kalan (transfer deed & bank guarantee submitted in place of mortgage deed, updated 3 Feb 2026); two separate “Bahria Town Phase-VIII” approved entries (5,954 Kanal at Shahpur and 11,545.85 Kanal at Gali); and, on the illegal list, “Bahria Town Phase VIII Extension” (Mouza Dhara, Bahria Town Expressway) plus a differently-located “Bahria Town Phase IX, VIII” at Lari Miana, Adyala Road. Phases IV, V, VI and VII do not appear as their own named line on either RDA list — on the Islamabad side, CDA’s own Zone-5 register separately carries a “Bahria Town, Phase VII” entry, which is the jurisdiction split this page exists to explain.

Asking prices, not transacted. 55 total listings is a thin sample for a phase this size — treat the range as indicative, and confirm the block before comparing to FBR’s per-square-foot figure above.
The honest part
- No standalone RDA approval line for Phase 4. Get the specific instrument — LOP number and date — that the sponsor says covers your block.
- Commercial pricing here is Civic Centre-specific, not a phase-wide commercial rate — a 10 Marla pair asking Rs 14–30 Cr is a location premium, not typical of every commercial plot in the phase.
- Thin listing count (55). A small sample moves the range more than it would on a deeper phase like 7 or 8.
What to ask before you pay
- “What RDA instrument specifically covers Phase 4?”
- “Is this Civic Centre commercial, or ordinary phase commercial?” The price gap is large.
- “How many comparable listings support this asking price?” The pool here is thin.
Against Bahria Enclave, plainly
Phase 4 is a smaller, more settled corner of the scheme with real but thin live inventory. Bahria Enclave carries a broader, still-developing sector range and a compliance record published in full rather than a combined, unspecific RDA line.
Bahria Enclave’s own location page puts Bahria Town Rawalpindi (all eight phases, as one scheme-wide figure) at roughly 44 km away, off GT Road — a different city, a different regulator, a different drive. We do not have an independently verified phase-level breakdown of that figure, so we are not splitting it further here; treat 44 km as the planning distance from the Enclave corridor regardless of which phase you are looking at.

RDA's register (checked 3 September 2026) carries no line item named 'Phase-IV' on either its approved or illegal list — only a combined Phase I-III entry and two Phase-VIII entries exist by name. Ask the sponsor which specific layout-plan approval covers Phase 4 before relying on the brand name alone.
55 on Zameen when checked on 4 September 2026 — 43 residential and 12 commercial. That is a comparatively thin pool next to Phase 7 (171) or Phase 8 (1,477), which is itself useful information about how much of the phase has already changed hands.
