Margalla Enclave Balloting Result — Live Status and How to Check

The official page is margallaenclave.dhai-r.com.pk/ballot_result/. That is the only place a Margalla Enclave balloting result is published. We check it automatically and the line above is the answer as of the timestamp it carries — not a guess, and not a copy of what someone posted on Facebook.

How to check your Margalla Enclave balloting result

The working checker: dhai-r.com.pk/margalla-enclave-ballot/ — headed “Margalla Enclave Islamabad (JV Project of CDA & DHA Islamabad)”. It asks for three things:

• Identity type — and it offers three: CNIC, NICOP and POC. Worth knowing, because DHA’s own printed application form never mentions POC at all.
• Identity number.
• Application number, in the form “DHA M______” — the serial printed on the customer copy of your acknowledgement receipt. The 3rd-ballot series begins M0726. If you have lost that slip, you cannot use the checker; call the UAN.

The separate results URL the search engines still point at, margallaenclave.dhai-r.com.pk/ballot_result/, has been returning a hand-written 404 “Access Denied” every time we have checked it — that is the status line at the top of this page. Both facts can be true at once: the per-applicant checker exists, and the public results page has not been switched on.

Successful applicants are also emailed directly, and a hard copy is posted to the address on the form. DHA’s own terms say that once the email is generated to the address you gave, it is deemed dispatched and received — so check the inbox you actually used, including spam. The UAN is 051-111-555-400; the extension depends on which DHA document you are holding — the result-checker page prints 1301-5, the application form prints 1307, 1244, 1258 and 1381, and the portal FAQ prints 1307 alone. All of them are DHA’s.

Is there a downloadable “balloting result list”?

This is the second most-searched version of the question, so here is the straight answer: as of the timestamp above, DHA has published no downloadable result list for the 3rd ballot, and its own terms describe a per-applicant lookup plus email and post — not a public PDF of winners. For the first ballot, results were announced at the draw event and made checkable on the portal. If DHA does publish a list this time, we will mirror it here and say where it came from. Until then, treat any “3rd ballot result list PDF” you are sent as unverified.

When was the draw?

The 3rd balloting was held on 15 September 2026. DHA never put the draw date on its portal ahead of time, and — checked again on 2 September 2026 — no official DHA surface published a closing date for applications either. Every “4 September 2026” in circulation, ours until now included, traces back to real-estate marketing pages.

What DHA’s own precedent says. Both previous rounds ran exactly ten days from the close of applications to the draw: 14 to 24 February 2025, and 10 to 20 November 2025. The third followed suit: closed 4 September, drawn 15 September 2026 — eleven days. And note the second round’s deadline was itself extended once, from 3 to 10 November 2025 — DHA moving a Margalla Enclave date is not hypothetical.

The “November” dates that dealer sites and YouTube videos keep repeating belong to the second ballot, drawn 20 November 2025 at Jinnah Convention Centre (the first was drawn 24 February 2025 at the Jacaranda Family Club). If you are being told a date with confidence, ask where it is published.

If your name comes out: the 30-day clock starts immediately

This is the part that costs people money, and it is on page 3 of a PDF behind a lead-capture form. From DHA’s own terms:

• Miss the deadline and the allotment is cancelled automatically, with the processing fee forfeited. There is no reminder clause.
• The 27-day trap. DHA’s own payment table gives the 2-Year plan down payment as due “within 27 days after Ballot”, while Lump Sum, 1-Year and 3-Year all say 30 days — and Clause 7 says 30 days for every plan. That is an internal inconsistency in the 14 August 2026 form. If you are on the two-year plan, work to 27 days and confirm with DHA on 051-111-555-400, ext 1307. We have not seen this flagged anywhere else.
• The premium that arrives after you win. Corner, boulevard and park-facing plots carry “typically 10%” extra, capped at 15% combined — up to Rs 3,750,000 on a 5 Marla three-year plot, on top of the advertised price.
• You cannot sell it immediately. Transfer is allowed only after 20% is paid (100% on the lump-sum plan), and only the lump-sum payer receives an Allotment Letter — the actual title document. Everyone else holds transferable intimation rights.
• Changing your mind is expensive. A refund costs a 20% deduction on everything deposited, excludes DHA charges and taxes already paid, carries no interest, and takes 120 business days.

If your name does not come out — and most will not

How likely was it really? The honest arithmetic on the odds — including where the “10% figure” everyone repeats actually came from.

There are 6,990 residential plots in the entire project, of which only 1,709 are 5 Marla — not per ballot, in total, across every round, according to the project’s own environmental impact assessment filed with Pak-EPA. Reported applications for the first ballot alone ran to roughly 47,000. Losing is the normal outcome, and it is not the end of the route in:

• The files market. Successful applicants who cannot fund the down payment sell their intimation rights. That is a real market with real risk — see Margalla Enclave plots and files.
• The next round. Three rounds have now run; the second priced roughly 30% above the first, and the third sits about 38% above launch. Waiting is not free.

• 2 Oct 2026 — 3rd balloting held on 15 September 2026, eleven days after the 4 September close. DHA’s public result page /ballot_result/ still answers 404, so results are checked per applicant on DHA’s checker (bare hostname) with CNIC/NICOP and application number, or on 051-111-555-400.
• 2 Sep 2026, 14:10 PKT — Two days to the advertised close. Result page /ballot_result/ still 404. Two findings today: DHA’s working result checker is live on the bare hostname dhai-r.com.pk/margalla-enclave-ballot/ (the www. version 403s, which is why everyone reports it broken); and no official DHA surface anywhere publishes a closing date for this ballot — portal, parent site, notice gallery and press all checked. Every 4 September date in circulation traces to dealer pages.
• 1 Sep 2026, 17:04 PKT — Applications still open; three days to the 4 September deadline. DHA’s result page /ballot_result/ returns 404 “Access Denied” — it has not been switched on. The scheme portal itself is up. No draw date has been announced anywhere official, and the “November” dates circulating on dealer sites and YouTube are the second ballot’s (20 November 2025), not this one’s.
• 28 Aug 2026 — Checked DHA’s portal: the Ballot Result section was locked, with the site’s own wording indicating results are published there and not before. Official 3rd-ballot payment table pulled and transcribed on our payment plan page.
• 14 Aug 2026 — DHA’s application form PDF is created (per the file’s own metadata) carrying the 3rd-ballot price table, the 19 terms and the 20% down payment rule — the figure most competing pages still print as 15%.
