What it actually costs to enter — and to keep a win
Both numbers come off DHA’s own application form, the PDF dated 14 August 2026. Almost every competing page still publishes the second ballot’s prices and a 15% down payment. The form says 20%.

What are the odds? The honest arithmetic
The two numbers that matter on 4 September. The cheque that puts you in the residential ballot is Rs 10,000. The cheque that lets you keep a 5 Marla win is Rs 5,000,000, inside 30 days — and if it does not arrive, the form says the allotment is cancelled automatically and the processing fee is forfeited. Decide against the second number, not the first.
Three more things the form says that the advertising does not. Category premium: corner, boulevard and park-facing plots carry “typically 10%” extra, capped at 15% combined — on a 5 Marla three-year plot that is up to Rs 3,750,000 nobody quotes you. Refunds: walk away and DHA deducts 20% of everything deposited as administrative charges, does not refund DHA charges or taxes already paid, pays no interest, and takes 120 business days. Transfer: you cannot sell your win until at least 20% is paid — and only the lump-sum payer gets an actual Allotment Letter (title document); everyone else holds transferable intimation rights.
An inconsistency in DHA’s own form, 14 August 2026. The payment-plan table gives the 2-Year plan’s down payment as due “within 27 days after Ballot”, while Lump Sum, 1-Year and 3-Year all say 30 days — and Clause 7 says 30 days for every plan. If you take the two-year plan, work to 27 days and confirm with DHA on 051-111-555-400, ext 1307. We have not seen this flagged anywhere else.

What the 3rd ballot actually is
Margalla Enclave does not sell residential plots over the counter. Plots are allocated by computerised ballot: you apply for a size, deposit the application amount, and if your name is drawn you receive an allotment at the published price for that round — with the down payment due within 30 days and the balance on quarterly instalments over 1, 2 or 3 years.
Two rounds are already history: the first ballot was drawn on 24 February 2025 at the Jacaranda Family Club in DHA Phase-2 against roughly 47,000 applications, and the second on 20 November 2025 at Jinnah Convention Centre (blocks ME-1 to ME-4 plus Lake District), and a second booking round followed at roughly 30% higher prices. The third window is now open for both residential and commercial.
The price question — settled from DHA’s own portal (28 Aug 2026)
Websites quote the 3rd-ballot 5 Marla at everything from 1.55 to 2.14 Crore because they mix rounds and products. We pulled the schedule from DHA’s own Margalla Enclave portal and transcribed it: 5 Marla lump sum PKR 21,434,375 (3-year plan 25,000,000), 10 Marla 42.0–49.0 million, 1 Kanal 72.9–85.0 million — exclusive of DHA charges and taxes, 20% down within 30 days of ballot. Applying from overseas

Deadline discipline: if you intend to apply, the paperwork — NICOP, banking channel, POA if needed — takes days, not hours. Working backwards from 4 September 2026, start this week.
Margalla Enclave ballot result — how to check the balloting list
When the 3rd-ballot result lands, the balloting result list is checked by CNIC on DHA’s own official portal — the Margalla Enclave portal (margallaenclave.dhai-r.com.pk) carries a dedicated Ballot Result section which sat locked (“access denied”) when we checked it on 28 Aug 2026, exactly as expected before results exist; it activates when they do. Never trust a forwarded screenshot or a dealer’s “congratulations” message instead. No balloting or result date has been officially announced — dealer pages printing draw dates cite no DHA/CDA notification (2nd-ballot precedent: balloting in November, results in December). Buying from abroad? Clause 2 of DHA’s own application form makes NICOP holders eligible on identical terms — same processing fee, same price, no overseas quota and no reserved block. The widely advertised closing date for applications is 4 September 2026. Treat it as advertised, not gospel: ballot dates in this project have shifted before, and marketing sites sometimes run ahead of official notifications. Confirm on the official DHA Margalla Enclave portal (margallaenclave.dhai-r.com.pk) or through us before you wire an application fee. This page was last verified on 28 August 2026 — the same day we pulled the official price schedule from that portal.

Pakistani citizens and overseas NICOP/POC holders. From abroad you need: NICOP, funds through a proper banking channel (Roshan Digital Account is the clean route), and — if someone acts for you in Pakistan — a power of attorney, which NADRA now lets you execute online without visiting an embassy. Application is per plot size; the down payment falls due within 30 days if you win the ballot.
