Short answer: Bahria Enclave commercial plots come in 4, 5, 8 and 16 Marla. Page-one asking prices on Zameen on 2 October 2026 run from 1.8 Crore to 11.5 Crore, with a median of 4.70 Crore. The portal listed 76 commercial plots, 20 plazas and 31 shops for sale, and 20 shops for rent. A commercial plot is worth its footfall and frontage; the sector letter matters less than where the plot sits.

Asking prices on page one of Zameen.com’s Bahria Enclave commercial-plot search, read 2 October 2026 (27 listings). Asking, not sold; small samples, stated per row. Corner, frontage and avenue width move a real number more than the sector average does.
Many rows rest on one to three listings. Treat them as bands to test, not quotes. The wider residential and commercial picture is on the prices page.
What changed since September
Our earlier table showed Sector A 4 Marla at 2.3 to 4.5 Crore. Page-one listings on 2 October 2026 ask 5.0 to 6.0 Crore for the same size (three listings). We were behind the market, and this table fixes that. If you saw the older band, discard it.
What the sector letter really buys
Commercial value follows people walking past. In Bahria Enclave that means:
Sector A at the society's entrance, where every visitor passes.
Sector C, the central hub, and its 120-ft main avenue.
Sector C-1, along the avenue extension of that hub.
Sectors N and M, still early-stage, priced lower for patient capital.
Position inside a sector moves the price too. Two examples from the sample, both small: a Sector A 4 Marla corner asks 6.0 Crore against 5.0 to 5.6 Crore for non-corner plots, and a C-1 8 Marla plot on the 120-ft main avenue asks 5.6 Crore against 4.85 Crore for others. Corner and avenue plots cost more because they are visible from two sides and sit on the busiest road.
Plot, plaza floor or finished shop?
These are three different purchases with three different risks.
A bare plot: most control and the cleanest title to check, but you pay for construction and wait years for income.
A floor or shop in an unfinished plaza: a smaller ticket, but you carry the developer's delivery and approval risk.
A finished shop or plaza: income sooner at a higher price per square foot. On Zameen, built plazas asked 8.5 to 29 Crore (median 15.25 Crore, 20 listings).
What you may build. Bahria Town's building SOP (2023-24 edition, page 79) lists the Enclave's 30x40 and 40x45 ft commercial plots as L.G+G+3 with 100% coverage: lower ground, ground and three floors on the full plot. A newer revision may exist, and the Design Wing should confirm your plot's floors in writing. See the building rules.
What it costs to build. Contractor sources quote grey structure at roughly PKR 3,500 to 4,500 per square foot, and all-in totals from 5,500 to 11,000 depending on finish. The plaza construction cost page shows the formula and the sources.
What it earns. Five listings that state a rent give a gross yield of 3.8 to 5.6% on asking prices. Set that yield against the State Bank policy rate of 11.5% (held on 14 September 2026). Commercial plots here are bought for growth and use more than for income.
Commercial buyers: the September 2026 CDA action. On 25 September 2026 CDA wrote to Bahria Town about Bahria Enclave-I. Reports (The Nation, Daily Times, 25 September 2026) say CDA alleges land reserved for a park was converted to commercial use, and directed IESCO and SNGPL to provide utility connections only in line with the approved layout plan and sanctioned building plans. For a commercial buyer, that is the point: a plaza without utilities cannot trade. We found no report of the offices being sealed, and no court stay, as of 2 October 2026. Before paying, check your plot number against the approved LOP map and read what the CDA letter says.
The DHA Margalla Enclave alternative
DHA Margalla Enclave allots commercial plots by ballot, in sizes of 100, 133.25, 200 and 500 sq yd. DHA's lump-sum prices, excluding DHA charges and government taxes, run from about 8.15 Crore to 34.3 Crore. Payment plans of one to three years are offered. Which size suits which buyer
4 Marla (Sector A in this sample): the highest price per Marla, bought for the entrance position. Page-one asks were 5.0 to 6.0 Crore across three listings.
5 Marla: the most listed size (13 of 27 plots on page one), with the widest spread, 1.8 to 5.5 Crore, because it covers every sector from M to C.
8 Marla: 4.3 to 5.6 Crore in this sample (six listings). The larger footprint suits a self-built plaza with parking and a decent frontage.
16 Marla: 8.0 to 11.5 Crore (three listings in G and J). Few buyers, so expect slower resale and more room to negotiate.
The sample is page one only. Small counts make single listings loom large, so ask us for a wider read before you set a budget.
Plazas and shops on the market
Built plazas for sale asked 8.5 Crore (a 4 Marla building in B-1) up to 29 Crore (8 Marla, Sector G). Shops for sale asked 0.70 to 4.50 Crore, median 1.60 Crore, or PKR 34,130 per square foot at the median. The per-square-foot range is wide, PKR 12,500 to 90,135, so compare like with like: same floor, same road, same sector. A lower-ground shop and a ground-floor corner are different products.
Common mistakes we see
Paying a corner premium for a plot that is not actually on the corner of a through road.
Believing a quoted yield without a lease (see the yield page).
Assuming the floors allowed for a Phase VIII central business district plot apply in the Enclave. They do not.
Skipping the LOP check because the sector is "finished".

The risk is real but specific. CDA alleges park land was converted to commercial use and asked utility companies to connect only per the approved layout and sanctioned plans. Check that your plot number sits inside the approved layout plan, and ask for building approvals in writing before paying.
