|---|---|---|---|---|---|---|
| A | Fully developed & inhabited | — | — | 2.05 – 2.80 Cr | 3.80 – 4.50 Cr | Flagship sector — grand mosque, highest commercial footfall, zero development risk. |
| C | Fully developed · commercial heart | — | — | — | 3.55 – 4.60 Cr | The Enclave's heart — main commercial hub, hospital, and the only 2 & 4 Kanal parcels. |
| E | Developed | — | — | — | 3.30 – 4.50 Cr | Beside Sector A. Parts sit below road level — budget filling/piling before comparing prices. |
| L | Developed · limited inventory | — | — | — | 3.35 – 4.00 Cr | 1 Kanal only. Tight supply is the story — sources even contradict each other on its status. |
| B-1 | Fully developed | 1.55 – 1.75 Cr | 1.38 – 2.10 Cr | 2.40 – 2.90 Cr | 3.40 – 3.45 Cr | Every plot size, fully possession-ready. Some plots below road level — verify before signing. |
| B-2 | Developed pockets · thin inventory | — | 1.65 – 1.75 Cr | 1.70 – 2.65 Cr | 3.20 – 3.50 Cr | Traded as its own sector by the market, not a part of B-1. Only 13 live listings on 2 Sep 2026 — mostly 1 Kanal. |
| M | Developing | — | — | 1.65 – 1.85 Cr | 2.40 – 2.90 Cr | Balanced entry into the 1 Kanal segment without Sector A pricing. |
| G | Near final stage | — | 90 Lac – 1.70 Cr | 65 Lac – 1.70 Cr | — | Solid level land, nearly finished — one of the best risk-adjusted picks in the society. |
| J | Developing · high demand | — | 68 Lac – 1.50 Cr | 1.65 – 2.30 Cr | — | Strong location demand; the 8 Marla pocket is only partially possession-ready. |
| F / F-1 | Developing · elevated | 1.28 Cr | 1.15 – 1.42 Cr | 1.50 – 1.90 Cr | 2.65 – 3.85 Cr | Most size-flexible sector — 5 Marla to 1 Kanal on elevated, scenic ground. |
| H | Developing · in-demand 5 Marla | 1.00 – 1.45 Cr | 1.55 Cr | — | — | The Enclave's most in-demand 5 Marla pocket — prices now above most mid-tier sectors. |
| I | Developing | 82 Lac – 1.15 Cr | 1.51 – 1.55 Cr | — | — | Best balance of price vs possession-readiness for a first Bahria Enclave plot. |
| K | Early development | — | — | 1.15 – 1.75 Cr | — | 10 Marla only, priced below finished sectors. Upside tied to road access improving. |
| N | Developing · partial possession | 49 Lac – 1.35 Cr | 60 Lac – 1.70 Cr | 1.60 – 2.00 Cr | — | Widest price spread in the society — a meaningful share of 5 Marla plots already have possession. |
| P | Early development | — | 90 Lac | 1.10 – 1.50 Cr | — | Roughly a quarter developed. Longer runway before construction is practical. |
| O | Under construction · verify legals | 22 – 60 Lac | — | — | — | Cheapest entry in the Enclave — but part of this sector has faced litigation. Verify first. |
Commercial plot prices
Sector A commands the strongest commercial pricing per marla — it is the entrance every resident and visitor passes through. Asking prices from Zameen's Bahria Enclave commercial listings, page one, read 2 October 2026 — floors allowed, rental yield and plaza checks on the commercial guide.
| Sector | Plot size | Asking range | Note |

| C | 5 Marla | 3.80 – 5.50 Cr | 7 listings: the deepest commercial market in the Enclave. Avenue frontage drives the spread. |
| C-2 | 5 Marla | 3.25 – 3.50 Cr | 2 listings. |
| F | 8 Marla | 4.30 – 4.70 Cr | 2 listings. A tight band. |

Because they are quoting different things: asking prices vs closed deals, possession-ready plots vs early-stage paper, and pages updated on different dates. Ranges on this page are asking-price ranges compiled on 2 September 2026, with the possession caveats stated per sector. Before you rely on any number — ours included — confirm the current rate for the specific plot.
Substantially. Corner position, street width, distance to commercial, plot level versus the road, and stage of title (file, allotment, possession) all move the price — Sector N's 5 Marla spread runs from 45 Lac to 1.22 Crore for exactly these reasons. Sector averages are a starting point, not a valuation.
