The approval record (society level)

  • CDA approved Bahria Enclave’s Layout Plan in December 2020, with the revised approval/NOC step in February 2021.

  • The March-2026 CDA notice. CDA alleged development beyond the approved layout and conversion of amenity land in Enclave-I. Unresolved as we write. It has not stopped the market — it is precisely why plot-level verification beats society-level trust.
  • Approved society ≠ every parcel approved. The society’s own plan sheet marks specific parcels as outside the approved LOP — we digitised the whole thing in the LOP map. Since CDA’s 20-Aug-2026 directive, only approved-LOP plots are meant to be allotted or transferred through its system.
  • Litigation pockets exist. Parts of Sector O carry a litigation history — the reason its prices start where they do.

“Is Bahria Enclave and Bahria Town the same?”

Same parent brand, different projects — and the difference matters. Bahria Enclave is the CDA-Zone-IV society off Park Road, Islamabad. Bahria Town Rawalpindi is a separate project ~44 km away on the RDA side; Bahria Town Karachi is a different city and a different legal story — its NAB proceedings do not name Islamabad’s Bahria Enclave, but headlines travel and sentiment does not read court orders.
