Bahria Town Rawalpindi Phase 1 — the Founding Phase

The original tract, with bank branches and a High Court address on the map. RDA's register covers it under one combined Phase I-III entry, and FBR taxes it at the group's top rate.

RDA register readFBR: Rs 5,509.6/sq ftSep 2026

Phase 1 is Bahria Town Rawalpindi’s original tract — old enough to carry its own Meezan Bank, Bank Al Habib and Standard Chartered branches and a High Court address on the map, per Google’s own autocomplete for this phase (4 Sep 2026). That maturity is also why RDA’s register does not single it out: it sits inside one combined approval with Phases 2 and 3.

Bahria Town Rawalpindi is a privately sponsored scheme under the ordinary Rawalpindi Development Authority (RDA) layout-plan/NOC regime — not a separate statutory authority the way DHA is. RDA’s own housing-societies register (checked 3 Sep 2026) carries three lines under this brand: a combined “Bahria Town (Phase-I,II&III (Partially))” approved entry over 2,368.14 Kanal at Kotha Kalan (transfer deed & bank guarantee submitted in place of mortgage deed, updated 3 Feb 2026); two separate “Bahria Town Phase-VIII” approved entries (5,954 Kanal at Shahpur and 11,545.85 Kanal at Gali); and, on the illegal list, “Bahria Town Phase VIII Extension” (Mouza Dhara, Bahria Town Expressway) plus a differently-located “Bahria Town Phase IX, VIII” at Lari Miana, Adyala Road. Phases IV, V, VI and VII do not appear as their own named line on either RDA list — on the Islamabad side, CDA’s own Zone-5 register separately carries a “Bahria Town, Phase VII” entry, which is the jurisdiction split this page exists to explain.

What the record actually says

Bahria Town Rawalpindi Phase 1 — status and authority, from primary sources
FactWhat the source says
RDA statusCovered by the combined “Bahria Town (Phase-I,II&III (Partially))” approved entry — 2,368.14 Kanal at Kotha Kalan, transfer deed & bank guarantee submitted in place of mortgage deed, last updated 3 Feb 2026. There is no Phase-1-only line on RDA’s register.
What “(Partially)” means hereRDA’s own entry name flags the approval as partial across the three phases it covers — it does not say which part. Ask which of your specific plot's documents (LOP, transfer deed, mortgage/bank guarantee) RDA has actually recorded, rather than reading the badge as a blanket clearance.
Signs of an established phaseBank branches, a High Court address, and rental/resale search volume all on the map here (Google autocomplete, 4 Sep 2026) — consistent with Phase 1 being the most built-out of the eight.

What FBR values it at — the number that decides your tax

Advance tax under §236K and §236C is computed on FBR’s notified value, not on what you pay. Almost nobody publishes these per area, so here they are, with the notification they come from.

Bahria Town Rawalpindi Phase 1 FBR valuation
CategoryNotified value
Residential open plotRs 5,509.6/sq ft
CommercialRs 16,528.9/sq ft
Gazette citationS.R.O. 1728(I)/2024, page 374, serials 5742–5743 (a separate “Phase-I (Extension)” line, serials 5744–5745, carries the identical rate)

All eight phases sit on FBR’s Rawalpindi table under S.R.O. 1728(I)/2024 (29 Oct 2024), which remains in force for every Bahria Town row — the 19 May 2026 amendment, S.R.O. 877(I)/2026, touched only the fourteen DHA serials on the same table and left Bahria untouched. Values are per square foot; Islamabad’s separate table runs per square yard — multiply by nine before comparing the two. Full page-and-serial citation for every phase: the Rawalpindi FBR table. Work your own number on the plot cost calculator.

Asking prices — what is listed, and what that is worth knowing

Bahria Town Rawalpindi Phase 1 asking prices, September 2026
SizeAsking rangeSource, and what it is
Scheme-wide, Phases 1–7developed and populatedReused from the hub page’s 2 Sep 2026 research pass, not re-pulled for Phase 1 specifically this pass — sector and street drive price far more than any phase-wide figure.

We did not run an independent Zameen pull scoped to Phase 1 this pass (time-boxed session, three phases prioritised). What is published here is the scheme-level framing already on the hub page, dated 2 Sep 2026 — treat it as directional, not a Phase-1 quote.

The honest part

  • “Combined approval” is not a Phase-1-specific clearance. RDA’s one entry spans Phases 1 to 3 and is itself named “Partially” — ask which documents exist for your specific plot.
  • No phase-specific asking-price sample this pass. Anyone quoting you a single “Phase 1 rate” is doing what we are declining to do without a live pull.
  • One brand, several legal tracks elsewhere in the scheme. Phase 1 itself carries none of the 2026 Phase-8 disputes, but confirm which phase and sector any quote actually refers to — see the three-tracks hub.

What to ask before you pay

  • “Which of my plot’s documents does RDA’s record actually show — LOP, transfer deed, mortgage/bank guarantee?”
  • “Which sector and block, specifically?”
  • “What are current asking prices for this street, dated?” Don’t accept a phase-wide average.

Against Bahria Enclave, plainly

Phase 1 is Bahria Town Rawalpindi’s most mature, most liquid tier — a resale market with three decades of history, off GT Road, roughly 44 km from the Enclave corridor. Bahria Enclave is closer to Islamabad’s Zone IV green edge, privately governed under CDA, with its compliance record published in full rather than hidden.

Bahria Enclave’s own location page puts Bahria Town Rawalpindi (all eight phases, as one scheme-wide figure) at roughly 44 km away, off GT Road — a different city, a different regulator, a different drive. We do not have an independently verified phase-level breakdown of that figure, so we are not splitting it further here; treat 44 km as the planning distance from the Enclave corridor regardless of which phase you are looking at.

The rest of the city, read the same way

Same four things on every one: CDA’s register badge, the notices attached to it, FBR’s notified value, and dated asking prices.

And the story that runs through all of them: CDA’s 2025–26 enforcement wave.

FAQs

Phase 1, plainly

It is covered, not singled out. RDA's own register (checked 3 September 2026) carries one combined entry, 'Bahria Town (Phase-I,II&III (Partially))', approved over 2,368.14 Kanal at Kotha Kalan with the transfer deed and bank guarantee submitted in place of mortgage deed. There is no Phase-1-only line — ask which specific documents RDA holds for your plot rather than reading the combined badge as a full clearance.

Rs 5,509.6 per square foot residential and Rs 16,528.9 commercial, from S.R.O. 1728(I)/2024 (page 374, serials 5742-5743) — the top rate shared by Phases 1 through 6 on this table. A separate 'Phase-I (Extension)' line carries the identical rate.

It sits off GT Road in Rawalpindi District, roughly 44 km from the Bahria Enclave/Islamabad Zone IV corridor as a scheme-wide figure — confirm your exact block's postal code and access route with the society office, since we do not carry a phase-specific address database.

RDA ke record mein Phase 1 apne taur par nahi, balkay Phase 1-2-3 ki mushtarka entry ke tehet approved hai, aur wo bhi 'Partially' likha hua hai. Is liye apne specific plot ke documents (LOP, transfer deed, mortgage/bank guarantee) society office se seedha maangein, sirf combined badge par bharosa na karein.
