Property Dealers in Bahria Enclave — How to Check One

There is no dealer licence in Islamabad. Here is how to check any of us — including the one real registration almost nobody mentions.

Anyone can call themselves a property dealer in Islamabad tomorrow morning. There is no CDA licence, no ICT registration, no exam and no register you can look someone up in. That is the honest starting point for this page — including for me.

So rather than tell you I am the best dealer in Bahria Enclave, which is what every page ranking for this search says and none of them can prove, here is how to check any of us. Then, at the bottom, what I will and will not claim about myself.

The one real registration — and almost nobody mentions it

Estate agents in Pakistan are regulated, just not in the way buyers expect. Under the Anti-Money Laundering Act 2010, section 6A read with Schedule IV clause 1(iii), real estate agents — brokers, dealers, builders and developers — are a designated non-financial business or profession (a DNFBP), supervised by FBR. A registered agent owes real duties: customer due diligence and CNIC verification on every transaction, record-keeping, and reporting cash transactions above PKR 2 million to the Financial Monitoring Unit.

What this means when you are choosing a dealer: ask whether they are FBR DNFBP-registered. It is a yes-or-no question with a real answer behind it, and it is the closest thing to a licence that exists in this market. What it is not is a competence badge — it is an anti-money-laundering obligation. Do not let anyone sell it to you as more than that.

Six checks that cost you nothing

  1. A name and a CNIC, not a brand. “Estate & Builders” is not a person. Ask who you are actually dealing with and note the number they answer on.
  2. A physical place you can return to. Anyone can rent a phone number.
  3. Ask them to show you the approved layout plan. Since CDA’s 20 August 2026 directive, schemes must display their approved plan and status at the booking office, and transfers are restricted to plots inside it. A dealer who cannot produce the plan for the plot they are selling you has answered the question.
  4. Make them say the stage out loud — file, allotment, or possession — and write it into the token receipt. Our plot-file guide explains why the difference is worth 1.5 to 2.5 times the price.
  5. Ask what could go wrong with this specific plot. Every plot has something: a level problem, a dues history, a sector with an open question. A dealer with nothing to disclose is either new or not telling you.
  6. Pay nothing to a personal account before the office record matches. The five checks exist for exactly this moment.

Why the map results look the way they do

Search “property dealers in Bahria Enclave” and Google shows a three-result map pack above everything else. Those entries win on review count, review recency and a Google Business Profile — not on whether the site behind them is any good. Several of the profiles ranking today have almost no website at all. It is worth knowing what you are looking at: a map pack is a measure of local-listing maintenance, not of diligence. Read the reviews, then run the six checks anyway.
