Phase 8 is Bahria Town Rawalpindi’s biggest live listing pool by far " — 1,477 plots for sale on Zameen when we checked on 4 September 2026, more than eight times " Phase 7’s count and twenty-seven times Phase 4’s. It is also the cluster’s " cheapest phase on FBR’s own table, and the one where three separate 2026 legal and " administrative tracks are running — in different sectors, with different consequences.
Bahria Town Rawalpindi is a privately sponsored scheme under the ordinary Rawalpindi Development Authority (RDA) layout-plan/NOC regime — not a separate statutory authority the way DHA is. RDA’s own housing-societies register (checked 3 Sep 2026) carries three lines under this brand: a combined “Bahria Town (Phase-I,II&III (Partially))” approved entry over 2,368.14 Kanal at Kotha Kalan (transfer deed & bank guarantee submitted in place of mortgage deed, updated 3 Feb 2026); two separate “Bahria Town Phase-VIII” approved entries (5,954 Kanal at Shahpur and 11,545.85 Kanal at Gali); and, on the illegal list, “Bahria Town Phase VIII Extension” (Mouza Dhara, Bahria Town Expressway) plus a differently-located “Bahria Town Phase IX, VIII” at Lari Miana, Adyala Road. Phases IV, V, VI and VII do not appear as their own named line on either RDA list — on the Islamabad side, CDA’s own Zone-5 register separately carries a “Bahria Town, Phase VII” entry, which is the jurisdiction split this page exists to explain.

If your sector letter says F-2, F-3, F-4 or P, the DHA takeover is your story. If your plot is marketed as “Phase 8 Extension”, the auction and NAB notice are yours to check. Neither applies to the roughly 17,500 Kanal carrying a plain, approved “Phase-VIII” badge — but confirm your specific sector rather than assuming from the phase name alone.
What FBR values it at — the number that decides your tax
Advance tax under §236K and §236C is computed on FBR’s notified value, not on what you pay. Almost nobody publishes these per area, so here they are, with the notification they come from.

1,477 total listings, Zameen, 4 Sep 2026 — by far the deepest sample in this cluster. All asking, not transacted. The wide 5 Marla spread (Rs 28–89 Lac) most plausibly reflects the sector-by-sector legal split above — ask which sector before comparing two listings.
The honest part
- The three tracks are separate and do not resolve together. A DHA sector takeover, a Punjab-government auction, and a NAB fraud-claim process affect different sectors and different allottees.
- If you hold in Sectors F-2, F-3, F-4 or P, the DHA takeover is your story and the absence of a published allottee policy is what to track.
- “Phase 8 Extension” carries the heaviest exposure — illegal on RDA's own list, subject to the June 2026 auction and NAB notice — while sharing one FBR valuation line with plain Phase 8.
- Two similarly-named illegal entries exist (“Phase VIII Extension” and “Phase IX, VIII” at a different location) — do not assume either is your plot without checking the mouza/location named in the register.
- The lowest FBR rate in the cluster is not the same as the cheapest safe price. Confirm sector-level legal status before treating Phase 8’s discount as a bargain.
What to ask before you pay
- “Which sector, specifically — and is it F-2, F-3, F-4 or P?”
- “Is any part of this land in the June 2026 auction or the NAB claim?”
- “Is this plain Phase 8, or marketed as ‘Phase 8 Extension’?” The legal exposure differs sharply even though the FBR rate does not.
- “What is the possession position, in writing, with a date?”
Against Bahria Enclave, plainly
Phase 8 offers Bahria Town Rawalpindi’s deepest inventory (1,477 listings) and its lowest entry price, alongside its highest concentration of unresolved 2026 legal exposure — three separate tracks, concentrated by sector. Bahria Enclave is smaller and typically costlier per plot, but carries none of Phase 8’s three 2026 disputes and publishes its own compliance record in full rather than splitting it across sectors and registers.
Bahria Enclave’s own location page puts Bahria Town Rawalpindi (all eight phases, as one scheme-wide figure) at roughly 44 km away, off GT Road — a different city, a different regulator, a different drive. We do not have an independently verified phase-level breakdown of that figure, so we are not splitting it further here; treat 44 km as the planning distance from the Enclave corridor regardless of which phase you are looking at.
The honest version: Phase 8’s discount is real, and so is the reason for it. If your sector clears both checks — not in the DHA takeover, not in the Extension’s legal exposure — it can be a reasonable entry point. If it doesn’t, no FBR rate makes it a bargain.

Mostly yes, with a real exception. RDA's register (checked 3 September 2026) carries two separate approved 'Bahria Town Phase-VIII' entries totalling roughly 17,500 Kanal (5,954 at Shahpur, 11,545.85 at Gali). Separately, 'Bahria Town Phase VIII Extension' sits on RDA's illegal list, and a differently-located 'Bahria Town Phase IX, VIII' is also illegal — confirm which of these three your specific sector actually falls under before assuming the plain 'Phase 8' approval covers it.
In June 2026 DHA physically fenced and took administrative control of Sectors F-2, F-3, F-4 and P, designating them 'DHA Sector IV', over a financial dispute tied to DHA Phase 7.
