Short answer: Lahore, Karachi, Sialkot, Peshawar and Hyderabad FBR property valuation tables, extracted row by row from FBR's own 2026 SRO PDFs.

The FBR "Valuation of Immovable Properties" notification sets the floor every property tax in Pakistan is computed on — not your negotiated price, and not the price your seller tells you. Whichever is higher, your declared value or this FBR figure, is what §236C (seller), §236K (buyer) and Capital Gains Tax get calculated against. We already publish the Islamabad and Rawalpindi ladders; this page adds five more cities, extracted row by row from FBR's own SRO PDFs rather than copied from a summary.

What the FBR value actually decides

  • §236K (buyer's advance tax) and §236C (seller's advance tax) are both computed on the higher of your declared/DC value and this FBR figure — see the worked examples on each city page, using the same rates as our Taxes & Transfer Costs guide.
  • Capital Gains Tax on a sale uses the same recorded-value logic.
  • Stamp duty is a separate, provincial charge (not FBR's) computed on the province's own DC/registration valuation — we do not print a number for it here because it varies by province.

Attempted, not yet a page

Four cities' base SROs price land at individual khasra/parcel level (thousands of rows per mauza, one value column instead of the open-plot/structure pairs used everywhere else here) rather than the scheme/area level every other table on this site uses, and one city's SRO PDF is a scanned image with no text layer. Extraction was attempted honestly and stopped rather than guessed at:

CityBase SRO Why no page yet
FaisalabadSRO 1688(I)/2024 (base) / 651(I)/2026downloaded and inspected (~57,900 rows across 3,612 pages, individual khasra/parcel level) but not yet extracted or built into a page; the row shape does not match the scheme-level table this cluster is built around.
MultanSRO 1729(I)/2024 / 650(I)/2026downloaded and inspected (~13,600 rows, mauza + classification + location, one value column per row rather than the open-plot/structure pairs used everywhere else on this site) but not yet extracted.
GujranwalaSRO 1691(I)/2024 / 653(I)/2026downloaded and inspected (~6,165 rows, same khasra-level shape as Multan) but not yet extracted.
BahawalpurSRO 1730(I)/2024 / 652(I)/2026downloaded and inspected (~3,950 rows, khasra-level with a Killa No. column) but not yet extracted.
QuettaSRO 1444(I)/2026downloaded -- the base SRO PDF is a scanned image; pdftotext returns garbled OCR noise, not a text layer. Unreadable without re-keying it by hand from the image.
