I work one corridor, and I work it properly. Bahria Enclave and DHA Margalla Enclave, Islamabad — the sectors, the streets, the transfer counters, the possession pockets, and the plots that sit below road level that nobody mentions until you have paid.
Most of what goes wrong in this market is knowable in advance: a sector with partial possession, a file that was never allotted, a plot in a litigation-shadowed pocket, a below-road parcel that needs ten lac of filling. - Sector-level pricing. Never a society average. Every quote names the sector, the range and the reason.
- Plot-level verification. Society record vs seller identity, litigation and dues, physical level walked. In writing, before the token.
- Buyer-side negotiation. My commission is disclosed up front — never baked into a quoted price.
- Overseas as a first-class client. Video plot visits scheduled to your time zone, NADRA online POA guidance, Roshan Digital Account routing, and the Clause 111AC filer-rate relief claimed properly.
- The bad news, published. The CDA's March-2026 notice, Sector O's litigation history, conflicting possession claims — it's all on this site, sourced and dated. Trust is built by what you disclose, not what you promise.
The receipts — work you can check, with dates on it
Claims about “honest dealing” are free; here is the verifiable record instead:
- We corrected our own tax figure in public. On 25 Aug 2026 we flagged our published §236C seller-tax rate as unverifiable — on the page itself. On 27 Aug we read the Finance Act 2026 gazette cover to cover and closed the question from the primary source (our original figure turned out right; FBR’s own FAQ page was two months stale). The dated trail is on the tax page.
- We corrected our own price table in public. Our Park Enclave comparison carried asking prices 40–130% below reality (aggregated-snippet sourcing). We re-pulled listing by listing and published the correction on the page — it is still there.
- We read the documents others quote second-hand. FBR’s SRO 644 valuation gazette, transcribed page by page into a readable table; Bahria Enclave’s approved layout plan, digitised — including the parcels it marks outside the approved LOP; DHA’s Margalla Enclave portal, pulled and transcribed on 28 Aug 2026.
- We publish the absence of evidence too. Margalla Orchard’s widely advertised “CDA NOC” has no document we could locate — said plainly, while every competitor repeats the claim.
Why this site exists
Because the information layer of this market is broken. Portals show stale averages, dealer sites show ALL-CAPS promises, and the numbers on page one of Google contradict each other. This site is my answer: sector-wise tables with dates on them, guides that cite sources, and a direct line to the person who walks the plots.
