The corridor’s biggest access upgrade for both Bahria Enclave and Margalla Enclave: dated status & route.

ProPakistani reports the underpass has “finally opened for traffic after months of delays”, with access toward DHA Margalla Enclave, Park View City and Bahria Enclave. Part of a wider Rs. 10 billion Park Road package whose other pieces (overhead structure, service roads) are not yet confirmed finished: dated status & route.

Margalla Enclave 3rd ballot closes today — on a date DHA itself never published. The advertised close is today, 4 September. Every DHA surface we checked (portal, parent site, notice gallery, press) carries no closing date at all, and the 2nd ballot’s deadline was extended once (3 → 10 Nov 2025). Precedent from both earlier rounds: draw ten days after close. What happens next is already written up — if you win, if you don’t (there is no refund; the ‘120 business days’ clause is about allottee cancellations), and the file market.

Bahria Enclave on a real map — and 9 of its 16 sectors are not on Google Maps at all. We put every sector coordinate we could verify on an interactive map (Google’s own sector places, OpenStreetMap for the zoo, DHA’s EIA for Margalla Enclave) — and found that Sectors F, G, H, I, J, K, M, O and P do not exist as places on Google Maps yet; only A, B-1, B-2, C, E and N do. The map and a KML of the pins: location & map. Same day, a correction: Bahria Enclave-II’s NOC dates now come from CDA’s register (6 Oct 2019 and 1 Oct 2014), not the press dates we had carried.

DHA’s ballot result checker is live — on a URL almost nobody is using. Plus: two of our own facts corrected. Two days from the advertised close of the Margalla Enclave 3rd ballot, we re-checked every DHA surface we can reach. DHA runs a working CNIC/NICOP/POC result checker — but on the bare hostname dhai-r.com.pk/margalla-enclave-ballot/, while the www. version everyone links answers 403 and the results URL Google indexes still returns 404. That is why the whole market thinks DHA’s checker is down. Details and the live status line: balloting result. We also found that no official DHA page publishes a closing date for this ballot at all — every “4 September 2026” in circulation, ours included, traces to marketing pages; the ballot pages now say so. Two new guides went up with it: how to apply, step by step (the only bank DHA names, the documents — and the photographs its form does not ask for) and the honest odds, which traces the famous “10% chance” back to one dealer’s arithmetic on two unsourced numbers. And two corrections to our own pages: the 20 November 2025 ballot was the second, not the first (the first was drawn 24 February 2025 against roughly 47,000 applications), and Pakistan Post’s own national directory contains no “Bahria Enclave” line and no “44028” anywhere — the postal-code page is rewritten around the primary source.

Every sector re-priced by hand: 1,415 live listings counted, and a sixteenth sector added. Our price page now carries a sweep taken on 2 September 2026 across 18 sector listing pages — 1,415 live listings, counted rather than estimated. What it shows: possession-ready plots ask roughly 1.5 to 2.5 times what file-stage plots of the same size in the same sector ask; Sector N carries a 2.75x spread inside one size band; and inventory is wildly uneven — 282 live listings in N against seven in E. We have also added Sector B-2, which the market lists separately from B-1 and which this site had no page for at all. New alongside it: what a plot file actually is (spined on Dawn’s investigation, including why no government website in Pakistan can verify one) and how to check a property dealer — including the one real registration, under the Anti-Money Laundering Act 2010, that nobody in this market mentions.

We fetched DHA's Margalla Enclave portal and put its primary material on the record, dated: the official 3rd-ballot payment schedule (5 Marla lump sum PKR 21,434,375 — the '2.1 Crore' quote decoded at last; 20% down within 30 days; up ~38% on launch), now transcribed in the payment-plan guide; DHA’s official location map (on the hub and location page — note the Margalla Hills are not on it); and the 21 May 2026 possession-ceremony photo with its “record-breaking possession in only 11 months” stage claim, in after the ballot.

Margalla Avenue extension: Sangjani interchange target passed — status tracked. The road at the other end of the city matters to D-12 and E-11 buyers: CDA fast-tracked the Sangjani interchange for 31 July 2026 with the full 2.7-km M-1 link targeting December. §236C settled — we read the Finance Act 2026 gazette itself. Two days ago we flagged our own published seller-tax rate as unverifiable and said so on the page. Today the question is closed from primary sources: the gazetted Act (26 Jun 2026, Division X) sets §236C at a genuinely flat 2.75% for filers / 11.5% for non-filers, §236K at a flat 1.25% for filers only (the non-filer slab survives), and abolishes the late-filer tier — while FBR’s own FAQ page still displays the superseded 2025 table. Planning Wing letter (dated 20 Aug, on NAB's 11-May reference) directs all ICT sponsors: approved LOP on the society website and at booking offices (min 7×5 ft with QR code), allotment letters into CDA's MIS, and only approved-LOP plots to be allotted or transferred — 10-day compliance, non-compliance reported to NAB.
