I-10 Islamabad Plot Prices 2026 — FBR Value & Guide
I-10's live listings split between small residential plots and multi-Kanal parcels — FBR values it at Rs 70,000/sq yd. Dated 4 Sep 2026.
Every live I-9 listing we found was 4.9 Kanal or larger — FBR values the sector at Rs 60,000/sq yd. Dated 4 Sep 2026 asking bands and the CDA facts.
Every single live listing we found in I-9 was for multiple Kanals — the smallest parcel on the page was 4.9 Kanal. That is not normal for a residential sector, and it is the single most useful fact a buyer can know before asking anyone to quote you a “5 Marla in I-9”: on the live market checked 4 September 2026, that plot size does not exist there.

I-9 is a CDA sector that is commonly described as carrying a significant industrial and institutional footprint rather than being a purely residential grid sector — the large-Kanal parcel sizes in the live listings are consistent with that description, though we did not fetch a primary CDA land-use document this session to confirm the boundary or the exact mix, so we flag it as commonly described rather than independently verified here.

Live data (4-Sep-2026) ke mutabiq nahi — I-9 ki har listing 4.9 Kanal ya us se bari thi, koi Marla-scale residential plot nahi mila. Yeh sector aam tor par industrial/institutional mix wala samjha jata hai. FBR value 60,000 Rs/sq yard hai. Agar aap ke paas specific plot ka number hai to bhejein, CDA record ke sath check kar denge.

The gazette table nobody publishes readably: E-7 tops FBR's own ladder at Rs 225,000/sq yd, F-6/F-7 at 210,000, Bahria Enclave A/B/C at 35,000 — plus what these values actually decide (§236C/K, CGT), the market-vs-FBR ratio, and the SRO timeline through the 7-Aug E-8 amendment.
We check it against the CDA record and the live asking bands before you pay a token — not after.
