I-9 Islamabad Plot Prices 2026 — FBR Value & Guide
Every live I-9 listing we found was 4.9 Kanal or larger — FBR values the sector at Rs 60,000/sq yd. Dated 4 Sep 2026 asking bands and the CDA facts.
FBR values I-8 at Rs 140,000/sq yd — above several G-series sectors — with live Zameen asking bands and the CDA transfer route, dated 4 Sep 2026.
I-8 is the one sector in this group that FBR itself ranks above two G-series names most people assume outrank it. On the S.R.O. 644(I)/2026 gazette, I-8 shares a line with G-6/1-2 at Rs 140,000 per square yard — above G-7, G-8, G-9, G-10 and G-11 on the same table. That is a regulator's notified value, not a market survey, but it is a fact almost nobody publishes about I-8, and it sets the frame for everything below.

I-8 is a CDA-administered sector in the lettered grid, roughly 5 km from Blue Area on OpenStreetMap's own coordinates (straight-line, not road distance — see the note below). It carries sub-sectors I-8/1 through I-8/4 around a Markaz, and is generally described as an established residential sector rather than one still under development. We did not find a primary CDA possession notice dated for I-8 in this session's research, so we describe it as established on the weight of its live listing profile (Kanal-scale houses and plots, not raw land) rather than asserting a possession date we cannot cite.
| Sector | Rs / sq yd | Per Kanal (500 sq yd) |
|---|---|---|
| I-8 (shared line: G-6/1-2) | 140,000 | 7.0 Cr |
This is the tax-base value used for §236C/236K and CGT computations — not a market price. Full ladder with every sector on the gazette: FBR valuation table, Islamabad.
Zameen listed 15 plots for sale in I-8 at the time we checked (12 residential, 3 commercial) — a thin sample, so treat the bands as indicative, not a market average. All figures below are asking prices; no transacted register exists for this sector.
| Parcel | Asking | Notes |
|---|---|---|
| 12–12.5 Marla | PKR 8.5–9.0 Cr | Cluster of 3–4 listings in this band |
| 14–14.4 Marla | PKR 9.5–12.25 Cr | — |
| 1–1.3 Kanal | PKR 16–21 Cr | — |
| 1.6–1.7 Kanal commercial | PKR 1.33–1.9 Arab | The three highest-asking listings in the sector's sample |
| Sub-sector split (of 15 total) | I-8/2 (2) · I-8/3 (3) · I-8/4 (3) | 7 of 15 listings could be attributed to a numbered sub-sector; the rest were listed as plain “I-8” |
Compare I-8's asking cluster against FBR's notified 7.0 Cr/Kanal: the 12–14 Marla band alone already asks 2–3× the gazette value on a per-Kanal basis — a normal and expected gap between a tax valuation and a market ask, but worth having the actual numbers for.
Straight-line distance from I-8's OSM centre to Blue Area: ≈5.0 km (computed from coordinates, not a driving route — treat it as a lower bound). We could not find a sourced Zero Point coordinate in our OpenStreetMap dataset, so that distance is left off rather than guessed; see the sectors map for the same discipline applied sector-wide. I-8 is a CDA sector, not a private housing society — there is no society NOC question to ask here, only the standard CDA file-transfer route through CDA One Window: documented step by step. The full grid explained: Islamabad sectors, CDA vs society.
Live asking on Zameen, checked 4 September 2026: 12–14.4 Marla parcels asked PKR 8.5–12.25 Crore, 1–1.3 Kanal plots 16–21 Crore, and three 1.6–1.7 Kanal commercial parcels asked PKR 1.33–1.9 Arab. The sample was thin — 15 listings total — so treat these as bands, not a market average. FBR's own notified value is Rs 140,000/sq yd (S.R.O. 644, 16 Apr 2026).
I-8 is a directly CDA-administered sector in the lettered grid, not a private society — so there is no society NOC question to check, only the standard CDA transfer file. It also carries an unusual distinction on FBR's own valuation table: at Rs 140,000/sq yd it outranks several G-series sectors most buyers assume are pricier.
I-8 CDA ka apna sector hai, kisi society ki NOC ka masla nahi — sirf CDA One Window ka standard transfer route follow karna hota hai. FBR ki apni gazette table mein I-8 ki value 140,000 Rs/sq yard hai, jo kai G-series sectors se zyada hai. Live asking (4-Sep-2026) 12 Marla se 1.7 Kanal commercial tak PKR 8.5 Cr se 1.9 Arab range mein hai — specific plot bhejein, hum CDA record ke sath check kar ke jawab denge.
Every live I-9 listing we found was 4.9 Kanal or larger — FBR values the sector at Rs 60,000/sq yd. Dated 4 Sep 2026 asking bands and the CDA facts.
The deepest live market of seven I-series sectors — 291 listings, PKR 1.4–3.15 Cr on 4–7 Marla, FBR value Rs 28,000/sq yd. Dated 4 Sep 2026.
The gazette table nobody publishes readably: E-7 tops FBR's own ladder at Rs 225,000/sq yd, F-6/F-7 at 210,000, Bahria Enclave A/B/C at 35,000 — plus what these values actually decide (§236C/K, CGT), the market-vs-FBR ratio, and the SRO timeline through the 7-Aug E-8 amendment.
We check it against the CDA record and the live asking bands before you pay a token — not after.
