F-8’s honest headline is a caveat: the whole verified plot sample is thirteen listings.
We publish it anyway — with the sample size in the first paragraph rather than a footnote — because
the alternative on page one of Google is precision invented from thinner data than ours. Where a sub-sector
could not be verified, the table says so. And the fact most F-8 pages still get wrong is not a price at all:
the district courts that defined F-8 Markaz for four decades moved out in 2023.

All asking prices observed 27 Aug 2026 on Zameen; Lamudi mirrors the identical inventory
(23 residential plots on both — one pool, never summed). Both independent cross-check sites blocked
automated reads entirely, so no dealer corroboration exists for these bands — another reason to treat
them as bands, not quotes.
The courts left — update your mental map of the Markaz
For roughly forty years the district judiciary ran out of converted premises in F-8 Markaz (Ayub Market),
and half the internet still describes the sector that way. The record says otherwise: after years of reported
plans to relocate, Dawn reported on 24 November 2023 the purpose-built Judicial Complex in
G-11/4 (construction from 2021, ≈PKR 2.23 billion, 65–70 courtrooms) as complete
and operational. The Markaz keeps its administrative character — ICT offices and the Margalla police
station remain — but “F-8 hosts the courts” is a 2020 sentence, not a 2026 one. For buyers
this matters practically: the lawyer-driven daytime economy that priced Markaz shops for decades is no longer
the tenant base to underwrite.
What F-8 does not have
- A published FAR fee. CDA’s 24-Oct-2025 per-floor fee schedule names F-7 (8,758/sq ft),
F-11, Blue Area and others — F-8 appears nowhere in it. Do not let anyone quote you
“F-8’s FAR fee” by borrowing F-7’s number; the honest answer is that none is published.
- A 2025–26 Markaz auction result. The genuine F-8 Markaz sales date to October 2024.
⚠️ A naming trap does the rounds here: “F-8/G-8” auction plots (including a Rs 9.15bn December-2025
result) are Blue Area frontage, not F-8 proper — that designation means the strip
between the two sectors.
- Meaningful rental yield. At 20-plus Crore per Kanal against 6–21.5 lakh rents, gross
yields sit around 1% — F-8 is held for prestige and capital, like E-7,
not for income.
Buying here
Same old-sector disciplines as its neighbours: normalise every quote to per-Kanal, demand the sub-sector,
read the allotment-era title chain, and remember the CGT acquisition-date split (a post-Jul-2024 purchase
resells at a flat 15% on the gain regardless of the house’s age). Transfer paperwork, fees and the dues
