F-10’s market story is its Markaz, not its plots. The sector carries just 23 live
residential plot listings against 45 live commercial listings in F-10 Markaz alone —
shops from 60 Lakh to 14 Crore, plazas to above an Arab. On the residential side it prices a visible step
below its F-7/F-8 neighbours, and it owns something they mostly lack: a recent, genuinely
transacted CDA auction result to anchor the asking prices against.

23-listing residential count exactly — one syndicated pool, never summed. FBR’s official value for
F-10: Rs 175,000/sq yd (8.75 Cr/Kanal) — live asking runs roughly 2–2.3× that
(full FBR table).
Three facts most F-10 pages get wrong
- F-10 does not have a park. Its “green sector” reputation is borrowed from
Fatima Jinnah Park, which sits in F-9 — F-10 borders it (the park’s Bolan Gate faces F-10).
Adjacency is genuinely valuable; containment is a different claim, and only one of them is true.
- F-10 has no published FAR fee. CDA’s 24-Oct-2025 per-floor fee schedule names F-7
(8,758/sq ft) and F-11 (8,100) — F-10 appears nowhere in it. Anyone quoting an “F-10 FAR
fee” is borrowing a neighbour’s number.
- More than half its plot inventory is untagged. Only 10 of 23 residential listings name a
sub-sector — a portal labelling artefact worth knowing, because it means “F-10/2 rates”
quoted anywhere (including here) rest on two or three listings.
Where F-10 sits in the elite ladder
On live per-Kanal asking: below F-6 (25–30 Cr) and
F-7/F-8 (20–24 Cr), above
F-11 (13.5–17 Cr) — and FBR’s official ladder agrees with
that ordering exactly. The December auction result (Rs 246M for an F-10/3 plot) sits comfortably inside the
asking cluster once normalised, which is quiet evidence the cluster is real rather than seller fantasy.

Buying discipline is the old-sector standard: per-Kanal normalisation, sub-sector in writing, allotment-era
title chain, and the CDA transfer file run properly.
