F-11 is the cheapest way into Islamabad’s F-sector elite — and unusually for this
market, we can show the receipts. On live 27-Aug-2026 data its plots cluster at
13.5–17 Crore per Kanal, below F-6 (25–30), F-7 and F-8 (20–24) and F-10
(18–20) — an ordering FBR’s own valuation ladder confirms independently. It also carries
two anchors most sectors lack: a verified per-floor FAR fee and a genuine transacted CDA auction result.

All asking except the auction row, observed 27 Aug 2026; Zameen and Lamudi returned
identical counts throughout (one pool). FBR’s official value: Rs 160,000/sq yd (8.0 Cr/Kanal) —
live asking runs ~1.7–2.1× that (full table).
The FAR fee — F-11’s regulatory price tag
CDA’s 24-Oct-2025 schedule prices an additional floor in F-11 commercial at Rs 8,100/sq ft
— the second-highest named sector rate in the city, behind only F-7’s 8,758. (A circulating
search-summary claims both sectors share the 8,758 rate; the primary schedule shows two distinct figures —
one more small example of why we fetch documents instead of quoting summaries.) For a Markaz where shops
already sell pre-rented, the regulator pricing its airspace second-highest in Islamabad is a meaningful
second opinion on the location.
What we name but do not number — yet
F-11 Markaz hosts the sector’s apartment story — best known Al-Safa Heights
(Margalla-facing 1–3 beds) — and a reported five-floor retail complex marketed as the Mall of
Islamabad. Rent bands for Al-Safa circulate on aggregator sites, but we could not open a single live listing
to verify them, so per our rules the names appear here and the numbers do not. When we can verify figures,
this section gets them; until then, treat any Al-Safa rent quote you are sent as unverified.
Reading the discount honestly
Why does F-11 price below its siblings? The live data does not say — and we will not invent a story.
What it does say: the gap is real, consistent across all four sub-sectors, visible in both the market and
FBR’s ladder, and it comes with the same old-sector fundamentals (established streets, CDA title,
functioning Markaz). For a buyer wanting the F-series postcode at the lowest live entry, this is
structurally that ticket — verified the same way as anywhere:
