Five plot listings. That is the entire live market of one of Islamabad’s most prestigious
sectors. E-7 is the thinnest, most tightly-held corner of old Islamabad — and two things about
it are routinely got wrong: it has no numbered sub-sectors at all, and the “Margalla-facing
premium” every dealer cites did not show up in the live data.

Asking prices, observed 25 Aug 2026. With five plots and 39 houses, every figure here is
a small-sample read — which is still more than any page quoting “the E-7 rate” to two decimal
places can honestly claim.
There is no “E-7/2” — tested, not assumed
Unlike F-6, F-7, F-8 and E-11, E-7 carries no active sub-sector convention. We tested this four ways rather
than asserting it: the portals index no E-7 sub-sector URLs (while F-7/2 etc. exist), and autocomplete for
“E-7/” returns guitar chords and military ranks — zero property results. The sector is
addressed by street, as one undivided area. If a listing or file quotes an “E-7/1”
or “E-7/2” address, treat that as a red flag on the paperwork, not local colour.
Two premiums the data supports — and one it does not
- Corner/VIP: 35.7–38.0 Cr/Kanal against a 20.5–32.5 plain range — real.
- Park-facing: 39.4 Cr/Kanal on the one park-facing listing — consistent with the story.
- “Margalla-facing”: not supported. The one explicitly Margalla-facing 2 Kanal
house asked 55 Cr — below several plain 2-Kanal listings at 65–75 Cr. One sample proves
nothing either way; we report it because nobody selling the view will.
What buying here actually involves
With supply this thin, the market runs through a handful of specialist agents and off-market approaches
— the listed five plots are the visible tip. Sizes centre on 2 Kanal (nothing in the sector reaches 3
Kanal in the live sample; claims of small-Marla E-7 plots are portal filter artefacts). The buying discipline
is the old-sector standard, amplified: allotment-era title chain, the CGT acquisition-date split, and the full
CDA transfer file — because at these ticket sizes, a
paperwork surprise costs more than most sectors’ whole plots. Protocol:
