Everyone is writing about how to apply before 4 September. Almost nobody explains what happens on the
5th. This is the after-guide: how results arrive, the clock that starts when they do, what a
“file” really is before full payment, and the profit numbers circulating in the market — including
the fact that published sources disagree about them, which every honest buyer should know.
The balloting result — date, list & checker (2nd-ballot precedent)
The second balloting ran in November 2025 with results in December 2025; winners
were notified by email, on the official DHA result portal (CNIC-based checking), and by post — and successful
applicants had a down-payment deadline of 24 December 2025. For the third ballot, no
official result date had been announced as of late August 2026 — any site quoting one is guessing.
On precedent, expect weeks-to-a-couple-of-months after the 4-Sep close, announced through the same official
channels. Check only against DHA’s own portal; we track it and update our

If you win: the clock starts immediately
- On the 2nd-ballot pattern, winners confirm by paying the down payment (~15%) within roughly 30 days
of results — miss it and the allotment is cancelled. Have the funds parked before results day; the
window is not the time to start liquidating.
- Overseas winners: bank the money through your documented channel (see the
money-trail guide) and have your
POA ready if someone local executes for you.
- Then the instalment schedule runs per the published payment plan —
the ballot price is an entry ticket to a multi-year commitment, not the full bill.
The “file” nuance nobody spells out
Two different things get called “selling after the ballot”: the official transfer
(DHA records the new owner — generally available after allotment formalities and payment conditions are met)
and the informal file trade (agreements/POA-based deals struck earlier, at a premium, before the
official machinery allows a recorded transfer). The market runs on both; the risk profiles are nothing alike. An
informal trade is only as good as its paperwork and its seller — it is exactly where the
five-check discipline earns its keep. If you are paying a premium for a
recently-won allotment, verify the win against DHA’s own record, not a WhatsApp screenshot.
The profit numbers — published honestly
What did 2nd-ballot winners actually make? Published claims conflict. One widely-shared figure
puts 5 Marla resale profits at PKR 8–9 million within months; another market source from
March 2026 reported PKR 3.5–4.5 million. First-ballot premiums were reported higher still.
The honest reading: real, substantial premiums exist; their size moves with the market month and the specific
plot’s category, and anyone quoting one clean number is selling you certainty that is not on offer. Before
paying any premium, get the today number for that category — it is a phone call, not a blog
figure.
If you do not win
- Application deposits are refundable for unsuccessful applicants; published timelines are vague, so chase the
refund actively rather than waiting for it to find you.
