How overseas money legally buys a plot: RDA/NRVA mechanics, the repatriation guarantee, the 3-year capital-gain hold, §75A's banking-channel rule — and the family-remittance route done right.

Buying the plot is the easy half; moving the money legally — and keeping the door open to move it back out — is the half nobody documents. Bank pages explain the Roshan Digital Account in general; no one walks it into a private-society purchase like Bahria Enclave or a Margalla Enclave instalment plan. This is that walkthrough, plus the non-RDA family route done properly.

Route 1 — RDA: the documented, repatriable channel

  • Open remotely, own directly. An RDA opens fully online with a major Pakistani bank on your NICOP/POC; property purchase runs through its rupee account (NRVA), keeping every rupee bank-documented from first remittance to transfer day.
  • The headline right: repatriation. Funds invested through RDA are repatriable without prior State Bank approval — the guarantee that distinguishes this channel from every informal route. The fine print that matters: sell within 3 years and your principal exits freely, but the capital-gain portion waits in the NRVA until the 3-year mark (or gets reinvested in approved instruments meanwhile). Plan the horizon before, not after.
  • Financing exists if you want it. Roshan Apna Ghar products finance purchase and construction on long tenors (conventional and Islamic variants; banks advertise very high financing ratios — terms vary by bank and change, so treat any specific percentage as a conversation-starter, not a promise).

Route 2 — The family-remittance route, done right

Most overseas purchases still run the old way: money to a brother’s account, brother pays the dealer. Legal — if the paper trail is built deliberately:

  • Bank channel only. Under §75A, any property above PKR 5 million must be paid through banking instruments (crossed cheque / draft / transfer) — the penalty for cash is 5% of the property value, charged to the buyer. Above-board remittance in, banked payment out. No cash legs, ever.
  • Name the money. A remittance that lands months before an unexplained purchase is an FBR red flag. Keep the remittance advice/encashment certificate, and if a relative is fronting the purchase, document the arrangement (gift or loan, in writing) so the wealth reconciliation closes cleanly on both sides.
  • Whose name goes on the file? If it is your plot, put it in your name via special POA — a plot “parked” in a relative’s name is the corridor’s most common family dispute, and the paperwork that prevents it costs a fraction of the litigation that follows it.

The transfer-day checklist (either route)

  • Funds cleared and documented in Pakistan before committing to a date — society counters do not wait on SWIFT.
  • Overseas §236K verification approved (filer rate at 1.25% instead of double digits).
  • MOFA-attested special POA in your representative’s hands if you are not flying in.
  • The five-check verification complete — the money trail protects you from FBR; verification protects you from the seller.

2026 footnote: Roshan-style digital account access was reported expanded beyond overseas Pakistanis to foreign nationals in March 2026 — relevant for mixed-nationality families. And FBR tightened overseas-remittance disclosure for tax year 2026; if your purchase is large, have a tax adviser mirror the trail in your Pakistani filings.
