Your Name Is Not in the Margalla Enclave Ballot Result — What Now
The processing fee is gone — and the “120 business days” everyone quotes is a different clause about cancelled allotments. What is true, how to check, and what to do next.

The entire project — every block, every ballot past and future — holds 6,990 residential plots on DHA’s own government-filed environmental assessment. Losing is the ordinary outcome, and it is worth saying plainly rather than dressing up.
The straight answer, and it is not the one the market gives. If your name is not in the list, there is nothing to refund. The processing fee — Rs 10,000 for 125 sq yd, 15,000 for 250, 20,000 for 500, 30,000–60,000 commercial — is described in DHA’s Clause 3 as “non-refundable and non-adjustable/non-transferable”. Three words, one meaning. And you never deposited anything else: the 20% down payment only becomes due if you win, under Clause 7. There is no pot of money sitting with DHA waiting to be returned to you.
Where the “refund within 120 business days” figure actually comes from
You will see that number everywhere, usually aimed at unsuccessful applicants. It is Clause 10, and Clause 10 is triggered by something else entirely — it opens with the words “Upon cancellation of an allotment by the Management”. It is the rule for people who won, paid money, and then lost the plot: to a default under Clause 9, or because they gave incorrect information. For them it is a genuinely harsh clause. For someone who simply was not drawn, it never engages.

How to check your result, and how to check it again in a week
DHA does not run one clean result page, and the URL that ranks is not the URL that works. As of 3 September 2026:
- The working checker is on the bare host —
dhai-r.com.pk/margalla-enclave-ballot/— and it answered normally when we probed it. Its own heading tells you what it needs: “Enter Your Identity No & Application No To View Your Result”. Both. The identity field takes CNIC, NICOP or POC; the application field takes the M0726 series number from your stamped customer copy. - The
wwwversion of the same address answers a bot challenge and turns most visitors away. That is why half the market believes DHA’s checker is down. - The address search engines actually rank —
margallaenclave.dhai-r.com.pk/ballot_result/— has returned 404 “Access Denied” every time we have checked it, on 1, 2 and 3 September 2026. - Lost your application number? The checker page itself says to log in to find it. If you applied on paper, it is on the tear-off customer copy the booking officer stamped.
- Clause 5 says results also go by email to the address on your form, get uploaded to the official DHAI website, and are posted as a hard copy — and that once the email is generated it is “deemed as dispatched and received” whether or not it reaches you.

What not to do in the two weeks after a draw
The fortnight after a ballot is the most profitable fortnight of the year for the wrong kind of dealer, because tens of thousands of people are disappointed, liquid, and in a hurry. Four rules:
- Nobody can sell you a “guaranteed allotment”. Allotment in this project is by computerised ballot — Clause 4 — and Clause 3 lets Management reject any application without giving a reason. Anyone offering to place you in the list for a fee is selling something DHA’s own terms say they cannot deliver.
- Do not buy an “open file” to catch up. There is no government website in Pakistan where a plot file can be independently verified — we wrote the whole guide on why. The oversell pattern (more files in circulation than plots on the ground) is documented, and a draw week is when it moves fastest.
- Nothing goes into a personal bank account. DHA names exactly three payment channels: a pay order or demand draft in favour of “Margalla Enclave” NTN F907422-6, KUICKPAY, or the counter at an Askari Bank branch. Askari is the only bank named in the entire official document set.
- Treat a forwarded result screenshot as worthless. Check your own CNIC or NICOP on DHA’s checker. Screenshots are the cheapest thing to fake in this market and the most common opening move.

What you can buy instead, at prices you can check today
Every figure below is an asking price counted by hand from live listings, dated, not a valuation and not a transacted price. Sellers ask; markets settle lower.
- A Margalla Enclave file from an earlier ballot. The same scheme, without a two-week wait for a draw. On 2 September 2026 there were 328 live listings: 5 Marla asking 1.4–1.8 Cr, 10 Marla around 2.5–3.5 Cr, 1 Kanal 5.0–8.5 Cr and clustering near 6.5 Cr. Note what that means against DHA’s own 3rd-ballot lump sums of 2.14 / 4.20 / 7.29 Crore: the resale market is asking less than the ballot price for the same sizes. Read the file page before you act on that, because a listing price and a plot price are not always the same number.
- Margalla Orchard, the FGEHA scheme on the same corridor — a deeper market than Margalla Enclave with 396 live listings on 2 September 2026, 10 Marla in Block E asking 1.65–2.6 Cr and 1 Kanal ranging from 1.85 Cr in Block G to 4.5 Cr in Block B. - Bahria Enclave, across the corridor: sixteen sectors at sixteen different prices, from Sector O entry tickets to Sector A’s finished streets, and a resale market of 1,415 listings swept by hand on 2 September 2026. - Nothing at all, for now. A perfectly good answer. The fee is gone either way, and buying in the fortnight after a draw you lost is a decision made by mood.
Will there be a 4th ballot?
DHA has not announced one. What the record shows is a project that has run three ballots in nineteen months — drawn 24 February 2025, 20 November 2025, and a third window that the market says closes 4 September 2026 — against a total inventory of 6,990 residential and 389 commercial plots. That cadence makes a further round plausible. It does not make it scheduled, and we will not put a date on it. When a notification exists it goes on the Margalla Enclave news log the day we can read it.
One caution worth carrying into the next round: the closing date for this ballot was never published by DHA either. Every “4 September 2026” in circulation, including ours before we checked, traces to marketing pages. And DHA has already moved a Margalla Enclave deadline once, from 3 to 10 November 2025.
The only evidence-based thing anyone can say about the draw date. DHA has never announced one for the 3rd ballot — not on the project portal, not on the parent site, not in its notice gallery. What exists is precedent, and it is unusually tidy: the first ballot’s window closed 14 February 2025 and the draw was held 24 February 2025 at the Jacaranda Family Club, DHA Phase-2, against roughly 47,000 applications. The second ballot’s window closed 10 November 2025 — itself extended from 3 November — and the draw was held 20 November 2025 at the Jinnah Convention Centre. Ten days both times. If the window really does shut on 4 September 2026, the same interval lands mid-September. That is a pattern, not a notification. Confirm on 051-111-555-400.
Aasan alfaz mein — chaar sawal

What the form actually says
No. The only money you gave DHA was the processing fee, and Clause 3 of DHA's application form calls it 'non-refundable and non-adjustable/non-transferable'. The 20% down payment was never due, because Clause 7 only makes it payable if you win. There is no deposit sitting with DHA to return — which is why no refund process exists for unsuccessful applicants.
The figure is real but it is being quoted at the wrong people. It comes from Clause 10, which begins 'Upon cancellation of an allotment by the Management' — it governs someone who won, deposited money, and then lost the plot through default or incorrect information. That person gets back what they deposited less a 20% administrative deduction, with no refund of DHA charges or taxes already paid and no interest, within 120 business days of the cancellation date. An applicant who was simply not drawn never reaches that clause.

Not an allotment. Clause 4 says plots are allotted by computerised ballot and Clause 3 lets DHA reject any application without giving a reason, so a 'guaranteed allotment' is not a thing anybody can sell. What a dealer can legitimately do is find you an existing file from an earlier ballot on the open market — a different transaction, with different risks, at a price you can check against live listings.
DHA has not announced one.
