Google suggests “margalla orchard vs margalla enclave” and “margalla enclave
vs margalla orchard” — in both directions. That is not a coincidence of naming; it is
a measurable, two-way confusion between two genuinely different schemes that happen to share a word,
a city and a general corridor. Buyers arrive at one believing they are looking at the other, and
because the two are sold on completely different mechanics, the mistake is expensive rather than
merely embarrassing.
The one-line separation. Margalla Enclave is a DHA + CDA joint venture on the
Jinnah Avenue corridor where you enter by ballot at a published price with instalments — the
third ballot window is open now. Margalla Orchard is the FGEHA + SCBA Park Road scheme
that DHA joined in September 2025, where balloting for members already happened in 2022, so an
outsider enters by resale, usually on cash terms. Same city, opposite products.

The three differences that actually change your decision
1. One has a booking window open. The other does not.
If your question is “how do I get a plot at the official price,” only Margalla Enclave
answers it — there is a live ballot with a published schedule and an advertised closing date of
4 September 2026. Margalla Orchard’s residential allotment happened in September 2022 for
federal employees and Bar members. Anyone offering you a “booking” in Margalla Orchard
residential today is offering you a resale, whatever they call it. That distinction changes
who you are paying, what document you receive, and who is liable if it goes wrong.
2. The approval comfort is different in kind, not merely in degree.
Margalla Enclave’s comfort comes from CDA being a joint-venture partner. Margalla
Orchard’s comfort comes from being a federal-authority scheme created under a Supreme Court
order with a dated FGEHA layout approval — which is real, but is not the CDA NOC that
dealer sites advertise. We looked for that NOC: CDA’s public registry does not list the scheme,
CDA states FGEHA/DHA schemes sit outside that registry, FGEHA’s own page never claims one, and
no independent news report uses the phrase. Neither scheme is thereby “unsafe” — but
you should know which authority stands behind the paper you are buying, because that determines who
you escalate to when something stalls.
3. One has proven it can deliver possession. The other has not yet.
DHA delivered first possession streets in Margalla Enclave’s ME-2 roughly eleven months after
the first ballot — that is an execution fact, not a promise, and it is the strongest thing in
Margalla Enclave’s file. Margalla Orchard’s development claims all trace to marketing
pages rather than reporting or inspection, its underlying land-compensation dispute is documented on
FGEHA’s own site (public notice, 14 February 2023), and there is a credible but unverified
report that the layout plan is being revised now that DHA has joined. DHA’s involvement is a
genuine positive here. It is just younger than Margalla Enclave’s track record.
The document trap that catches people in exactly this comparison. Because Margalla Orchard
traded as the Park Road Housing Scheme until late 2025, allotment letters, member records and
older listings can carry either name. Meanwhile there is a separate, unrelated
“Margalla View Housing Scheme” sitting in CDA's Zone 2 registry. Three similar names,
three different things. When you verify, verify against the plot number and the issuing
authority, never against the scheme name alone.
One asymmetry worth knowing before you compare: Margalla Enclave publishes no pre-ballot plot map, while

Which one fits which buyer
- You want the official price and can wait: Margalla Enclave’s ballot. You
pay a published schedule in instalments, and the scheme has already shown it can hand over streets.

One forward-looking note, flagged as unverified because its source blocks automated access: DHA is
reported to intend physically connecting Margalla Enclave and Margalla Orchard by
expanding both boundaries through further land acquisition. If that happens, today’s clean
separation becomes one contiguous footprint under one developer — which would be the strongest
argument yet for the Orchard side of this comparison. It has not happened. Do not pay for it today.
