Satellite Town's FBR value splits into two mauza rows — A/E/F Block
values roughly 23% above Block B to D on off-road residential land, though both share
one identical on-road rate. RDA's register carries no entry under the Satellite
Town name, consistent with its history as one of Rawalpindi's oldest planned town
centres, established long before RDA's current approved/illegal scheme system existed.
The live market here is dominated by commercial parcels on Satellite Town's own
high-value roads. Here is both gazette rows, the register search, and a sample of the 17
plots Zameen had live on 4 September 2026.
FBR value: two block groups, one shared on-road rate

ladder. The on-road residential figure is identical for both block groups (Rs
10,442.9/sq ft) — the split only shows up off-road and on commercial:

Confirm your block before you compute tax.
A, E & F Block's off-road residential rate (Rs 9,499.0/sq ft) runs about 23%
above Block B to D's (Rs 7,731.8/sq ft) — but note the carve-out: Block B to D's
row explicitly excludes frontage on Murree Road and Tahlian Dehati, which may carry their
own separate valuation not captured in either row above. Ask your seller for the mauza
and block reference on the actual title.
What RDA's register says about Satellite Town — and does not
RDA's public register lists 78 approved and 610 illegal housing schemes (checked 3
September 2026). Searching by exact scheme name for “Satellite Town” returns zero
matches — not in the approved list, not in the illegal list. That is not the
same as “unapproved”: Satellite Town is one of Rawalpindi's oldest planned town centres, established decades before RDA's current approved/illegal register existed — a different, older kind of gap than a rejected private scheme, similar in spirit to the cantonment-era pattern on our Askari Housing Rawalpindi page. The closest name/corridor matches we found, none of
them the scheme itself, are below:

What this gap means — and what it
does not mean. We are reporting a search result on the day checked, not a legal
verdict. If you are buying here, ask your seller which authority actually holds the
title record and NOC for your specific plot, and verify directly — do not assume
RDA's silence is either a green light or a red flag. Our own
society-status checker will not return a

these are RDA-jurisdiction Rawalpindi areas, a different regulator entirely. See

17 plots listed at the time of the fetch. Note the category itself is mixed:
alongside residential and commercial plots, two listings tagged “Demolishable
House” also appeared under Zameen's Plots heading, which we have excluded from the
table below as they are not open land:

All figures above are asking prices from live Zameen listings, not confirmed transaction prices — treat them as a starting point for negotiation, not a floor or ceiling.
The spread is stark: a 4 Marla residential plot in Block F asks Rs 2.9 Crore, while a
2.4 Kanal commercial parcel on Main 6th Road asks Rs 96 Crore — Satellite Town's
commercial spine (6th Road, Liaquat Road, Bank Road) is one of Rawalpindi's highest-value
commercial corridors, and that gap between residential and commercial asking is far wider
here than in most other schemes on this site.
