All 15 numbered Askaris share one FBR residential rate under S.R.O. 1728(I)/2024 — RDA's register does not carry the numbered Askaris by name, and Askari 14 vs 11 asking prices, dated.

All fifteen numbered Askari housing schemes in Rawalpindi — Askari I through Askari XV — sit on one FBR gazette line for residential land and diverge only on commercial. That is the single biggest fact FBR's own valuation table tells you about this cluster, and no dealer page states it because they only ever quote the one Askari a buyer asked about. Here is the full 15-scheme table, what RDA's public register does and does not say about Askari by name, and dated asking prices for the two most-searched numbers — Askari 14 and Askari 11.

FBR value: one residential rate, wide commercial spread

Transcribed from S.R.O. 1728(I)/2024 (29 October 2024, the Rawalpindi district valuation table, gazette pages 343–345, serials 5282–5311) — the same base gazette covered in full on our Rawalpindi FBR ladder. All fifteen residential rows read an identical Rs 5,950.4 per square foot. Commercial is where the schemes actually separate — from Rs 19,834.6 in Askari XV up to Rs 33,718.9 in Askari XIII, a 70% spread inside one brand:

What RDA's own register says about Askari — and does not

RDA (Rawalpindi Development Authority) publishes two public lists on its own site: approved housing schemes and illegal housing schemes. We searched both, case-insensitive, for “Askari” and for “AWT”/“Army Welfare” on 3 September 2026. The numbered Askari I–XV cluster does not appear under that name in either list — not approved, not illegal, not anywhere. Three differently-named AWT entries do exist, but at different locations from the numbered cantt cluster:

What this gap means — and what it does not mean. RDA's register does not say Askari I–XV are unapproved. Askari schemes are developed by the Army Welfare Trust on cantonment/defence land, which sits under military-estate administration rather than RDA's civilian housing-scheme approval regime — that is a plausible, structural reason a numbered Askari cluster would not appear in the same public register that lists Bahria Town, Gulraiz or Top City. We are not asserting that reason as confirmed fact, only reporting what we searched and found: zero matches, on the day checked. If you are buying in a numbered Askari, ask your seller which authority actually holds the title record and NOC for that specific scheme, and verify directly with them — do not assume RDA's silence is either a green light or a red flag.

This is also why our own society-status checker will not return a result for Askari: that tool runs on CDA's Islamabad register only. Askari Rawalpindi sits outside both CDA's and (per the search above) RDA's public lists — check with AWT / the scheme's own cantonment board office for its actual regulatory status, not a portal or dealer claim.

Askari 14 vs Askari 11 — asking prices, dated

These are the two most-searched numbered Askaris. We could not pull a fresh, dated Zameen listing sweep for either this session — Zameen runs Askari 14 (area id 1504) under Houses/Flats/Homes categories rather than a standalone Plots page, and a direct Plots-page fetch 404’d for both numbers. The figures below come from Zameen's own search results and index pages instead, and are labelled at the confidence they actually carry:

Read both as a directional signal, not a quote: these are house/asking figures, not a fresh plot-by-plot sweep, and Askari 11's index point predates this page by more than a year. Send us the specific plot or house and we pull the live listing ourselves before you commit to a number.

Askari 14 vs Askari 11 — what actually differs

  • FBR value: Askari XI's residential rate is identical to Askari XIV's (Rs 5,950.4/sq ft, same as all 15) — the difference is commercial: Askari XI values at Rs 28,016.4/sq ft against Askari XIV's Rs 20,826.4/sq ft, roughly 35% higher.
  • RDA record: identical for both — neither appears in RDA's register under either number, per the search above.
  • Asking market: Askari 14 reads as a house/flat resale market on Zameen (no standalone Plots page); Askari 11's own Zameen index quotes a plot-price average, though a stale one. That split in how each number is catalogued on Zameen is itself worth noting before you assume “plot” and “house” markets behave the same way inside this cluster.

That is not the same as “unapproved”: Askari schemes are developed by the Army Welfare Trust on cantonment/defence land, which is administered separately from RDA's civilian housing-scheme approval regime, a plausible reason it would not appear in RDA's list at all. Three differently-located AWT entries do exist in RDA's register (one approved, two illegal) but none matches the numbered cantt cluster by location.
