Margalla Orchard Block D — Plots, Prices & the Approved Plan
Centre-east — inland, behind Block E. Asking No reliable per-size band — too few dated listings.
Block D sits centre-east — inland, behind Block E. It is one of the eight blocks — A through H — that are fully drawn on the scheme’s approved layout plan.
What the approved layout plan shows
A tightly gridded residential block: Roads 1, 2, 3, 5, 11, 12 and 13 at 50 ft, served by the 60 ft SR3 and CR1 spines, with a 49.97-kanal park at its centre. Fronts the 180 ft Main Boulevard on its southern edge.

What actually trades here
Sizes seen trading: Listings observed, size not consistently stated
Asking band: No reliable per-size band — too few dated listings
Where we saw it: Lamudi carries Block D; Zameen’s sample did not surface it
Live listings read 25 August 2026. Asking prices, not transacted prices.
Those bands are what sellers are asking on the public portals today, not what anyone has paid. We could not find a single transacted, registry-verified sale price for this scheme anywhere — so treat every figure above as an opening position, and price your specific plot off its street, its transfer stage and its documents rather than off a block average.
Who this block suits — and what to watch
Suits: Buyers who want a purely residential grid with a large central park and no commercial traffic
Watch: Thin listing coverage means weak price discovery. Do not accept a seller’s “market rate’ here without asking what comparable actually sold, and when.
Before you pay, in this block specifically
- Find the plot number on the approved LOP. Not the block — the plot. CDA’s 21 Aug 2026 directive restricts transfer to plots inside an approved layout, and the plan is on this site for you to check against.
- Establish which quota the plot came from. 40×80 plots are FGEHA-quota; 32×70 are SCBA-quota; 50×90 exists in both. The quota determines whose record your allotment traces to, and that is the record that has to match.
- Ask what transfer stage it is at. Listings in this scheme advertise “2nd transfer”, “LP quota” and “400 series” — these are not decoration, they describe genuinely different documents and different risk.
- Get the completion cost, not the sticker. Transfer charges plus federal tax (§236C is a flat 2.75% for filers, around 11% for non-filers under the Finance Act 2026) land on top. Our cost calculator totals it.
Plots available in every Margalla Orchard block — and we buy as well as sell
10 Marla, 14 Marla and 1 Kanal across blocks A to H, plus Orchards Walk commercial — allotment, transfer-stage and resale files alike. This is a resale market, so the paperwork decides the deal: we check the allotment record, the transfer stage and the plot’s position on the approved layout plan before any token moves. Buying, selling or exchanging, one WhatsApp message gets today’s real options with the verification built in.
