CDA Plot Auction 2026 — Dates, Results & How to Bid

Two live auctions on CDA's own notice board, dated: 16 hotel plots going under the hammer 13 October 2026, and the August round that raised Rs 16.44 billion in two days. Mechanics, results and what happens after you win — sourced from CDA's own notices and press releases.

CDA runs two different kinds of "auction," and its own notices page mixes them together. Property auctions — commercial plots, agro-farms, hotel plots — are announced separately from municipal auctions of scrap and confiscated goods, but both sit under the same "Auction Notices" tab on cda.gov.pk. As of 4 September 2026, one property auction has a confirmed forward date: the Open Auction of Hotel Plots on 13 October 2026. The most recent property auction to actually conclude was the three-day commercial-plot round of 4–6 August 2026, which raised more than Rs 16 billion in its first two days alone. Here is how CDA's own notices say the mechanics work, what those two auctions actually sold, and what happens after you win.

How a CDA property auction actually works, per CDA's own notices

The following payment schedule is stated identically in CDA's 5 August 2026 press release on the commercial-plot auction and in the Open Auction of Hotel Plots notice (published 3 Sep 2026) — it is CDA's standing mechanism, not a one-off:

  • 25% of the bid amount unlocks building-plan approval.
  • 75% of the bid amount unlocks possession — the hotel-plot notice adds this is subject to a valid bank guarantee from a local scheduled bank for the remaining amount.
  • 5% rebate on the total payment if paid in full within 30 days of bid approval.
  • An additional 5% rebate if the full payment is made in US dollars.
  • Every bid received is scrutinised, then placed before the CDA Board — the only forum authorised to approve or reject it.

What is not stated in either notice: a public bid-security percentage or a generic eligibility rule for property bidders. That is worth flagging because CDA's notices page also carries a completely different kind of auction — on 21 August 2026 it published a notice literally titled "Auction," but that one is the Capital Emergency Service (Fire Brigade) selling old scrap and confiscated goods, open only to FBR/Sales-Tax-registered dealers against a Rs 50,000 earnest money. Those terms belong to that scrap sale, not to any plot auction — if you see them quoted as "CDA auction rules" for property, that is the wrong notice.

The August 2026 auction also came with one structural change worth knowing if you plan to bid on a commercial plot: CDA revised its parking requirement for commercial buildings from 750 sq ft to 1,000 sq ft per car, applied to that auction and "all future open auctions," per the same 5 August press release.

Open Auction of Hotel Plots — 13 October 2026, the next confirmed CDA property auction

No date has been published for CDA's next general commercial-plot auction. We checked CDA's own Auction Notices index on 4 September 2026 and found no forward date beyond the hotel-plot auction above. Do not travel or plan a bid around a "next auction" date quoted anywhere else without confirming it on cda.gov.pk first.

The auction continued to a third day, 6 August 2026, at the same venue. CDA's press office had not published a day-3 total in either release on file as of this page's last check (4 Sep 2026) — that figure is not included here rather than estimated. What winning a CDA auction plot actually means for you afterwards

A winning bid is not a finished purchase. In order: the bid is scrutinised and taken to the CDA Board for approval; 25% of the bid amount buys you the right to get building plans approved; 75% buys possession (with a bank guarantee for the balance, per the hotel-plot notice); and only then does the file move into CDA's ordinary transfer process — the same mutation and no-demand-certificate steps as any other CDA plot, covered in full in our CDA plot transfer guide. Winning at auction does not exempt you from federal property tax either: §236K/236C are computed on the higher of your bid price and FBR's notified value for that sector, in the FBR valuation table. And if the plot sits in one of the auction's headline sectors — Blue Area, I-9, G-6, E-11 — it is worth checking where that sector actually ranks against Islamabad's rest in our most expensive sectors ranking before you decide the bid was a bargain.

Check CDA's Auction Notices page directly before planning to attend, since dates and plot lists can change.

The 4–6 August 2026 commercial-plot auction raised Rs 13,806.87 million on day one (four plots, including Plot 18 Blue Area at Rs 9,134.65 million) and a further Rs 2,630.87 million on day two, taking the two-day total to Rs 16.44 billion — both figures from CDA's own press releases. CDA had not published a day-three total as of this page's last check. A year earlier, Plot 1-E in F-11/1 sold for roughly Rs 251.3 million at a CDA auction concluded 17 July 2025.

Your bid goes to the CDA Board for scrutiny and approval first — it is not final the moment the hammer falls. Then the payment schedule kicks in: 25% of the bid amount for building-plan approval, 75% for possession (against a bank guarantee for the rest, per the hotel-plot notice), with a 5% rebate for full payment within 30 days and another 5% for paying in US dollars. After that the file follows CDA's ordinary transfer process, and §236K/236C tax still applies on the higher of your bid and the FBR notified value for that sector.
