The DC rate is the number every stamp duty, registration fee and mutation charge in Punjab is computed on — the Board of Revenue's own valuation per Marla for each area, the table the e-Stamp Citizen Portal reads when it prices your stamp paper. The portal only shows one area at a time, after seven dropdowns. This cluster publishes the full table per town, searchable, with the DC value and 1% stamp duty worked out for the plot size you pick.

How to read the table
- DC rate / Marla is the land value. Multiply by your plot size for the DC value of the plot.
- Structure Rs / sq ft is added for covered area on a built property (the portal's ground-floor rate). An open plot ignores it.
- Class: Residential, Commercial, Agricultural or Industrial, sometimes split "on road" / "off road" — the same plot can have two rates depending on frontage.
- Stamp duty is the flat 1% Punjab rate on the DC value (or your declared price if higher). Registration fee, mutation and any town charge are separate — see Registry cost in Punjab.
- FBR value is a different table. §236K / §236C / CGT use the FBR valuation table, not this one.

Questions people ask
The DC (District Collector) rate is the minimum value per Marla that the Board of Revenue Punjab assigns to land in each area, notified under section 27-A of the Stamp Act 1899. Stamp duty, registration fee and mutation charges on a sale are computed on the higher of this DC value and the price you declare. It is the same table the e-Stamp Citizen Portal uses when it prices your stamp paper.
No. Two separate tables apply to one transaction. The provincial DC table (this page) drives stamp duty and registration in Punjab. The federal FBR valuation table drives §236K, §236C and capital gains tax. In most urban areas the FBR figure is higher than the DC figure; you pay each tax on its own table.
In Punjab it is notified per Marla for almost every urban area (a few rural and agricultural entries are listed per Kanal or per Acre; we show those as listed and convert to a per-Marla equivalent). 1 Kanal = 20 Marla and 1 Marla = 272.25 sq ft on the Punjab revenue standard.
The portal prices built-up (covered) area separately, per square foot, on top of the land rate. A typical constructed house is valued as land at the DC rate per Marla plus covered area at the structure rate. An empty plot uses the land rate only.
Duties are still charged on the DC value. The DC rate is a floor: if your declared price is higher, the duty is computed on your price; if it is lower, on the DC value.
A flat 1% of the property value, urban and rural alike, since the Stamp (Amendment) Ordinance 2026 (Punjab Act VI of 2026) of 10 April 2026. Registration fee, mutation fee and any town charge are on top; the transfer-cost calculator on this site itemises them.
Every rate is read directly from the Board of Revenue's e-Stamp Citizen Portal (es.punjab-zameen.gov.pk) on 12 September 2026, one query per area, classification and location. The Board re-notifies district tables from time to time; confirm on the portal or message us before buying an e-Stamp.
