Islamabad/ICT plot transfer cost 2026-27: §236K/236C federal rates, why stamp duty is left unverified here, worked examples, documents & steps.
Federal charges are the same everywhere — §236K on the buyer, §236C on the seller, both under the Finance Act 2026. What changes by province is stamp duty, registration fee, CVT and town tax. Here is Islamabad (ICT)'s position, checked live, worked through at three price points.
For Bahria Enclave / DHA Margalla Enclave plots specifically, the charge that actually applies is the society's own transfer fee — enter it in the “Society / DHA transfer fee” field below, not here. See our own verified schedules on the taxes & transfer costs and Bahria Enclave transfer fee guides.

Filer rates shown; a non-filer buyer pays 10.5–18.5% instead of 1.25%, and a non-filer seller pays 11.5% instead of 2.75%. §236K/236C use the FBR value if higher than the price — these examples assume the declared price is also the FBR value, for illustration only.
