Bahria Enclave 2 (Enclave-II): What It Actually Is — and Isn't

Not more sectors — a separate footprint on main Angoori Road, anchored by the Agro Farm Houses scheme (NOC reported Jun-2019, ~2,489 kanal; a further 1,180-kanal Enclave-II NOC reported Feb-2021). The confusion, cleared with dates.

Short answer: Not more sectors: a separate Angoori Road footprint. CDA's register shows two Enclave-II schemes, NOC issued 6 Oct 2019 and 1 Oct 2014. What to verify.

“Bahria Enclave 2” is not more sectors of the Bahria Enclave you know — it is a separate scheme, in a different location, selling a different product. Enclave-I is the 15-sector residential society off Park Road that this whole site covers. Enclave-II is planned on and around main Angoori Road, anchored by the Bahria Agro Farm Houses scheme — farm-plot living, not 5 Marla streets. Dealers routinely blur the two; buyers pay for the blur.

What the public record says — dated, with its gaps shown

  • “Bahria Enclave-II, Agro Farming Scheme” — CDA’s own register (read 2 Sep 2026): Zone 4, 2,489.38 Kanal, LOP Approved 3 Nov 2011, NOC Issued 6 Oct 2019. Located on main Angoori Road — farm-house plots of multi-kanal sizes. Correction (3 Sep 2026): this page earlier carried the press-reported NOC date of 10 June 2019; CDA’s badge says 6 October 2019, and the register wins.
  • “Bahria Enclave-II, Phase-II, Housing Scheme” — same register: Zone 4, 1,180.04 Kanal, LOP Approved 1 Oct 2011, NOC Issued 1 Oct 2014. Press reporting from February 2021 described a 1,180.04-kanal Enclave-II approval alongside Enclave-I’s revised layout; the register’s NOC date is 2014, so the 2021 item most likely covered a later revision, not the original NOC. Both dates are printed; neither is averaged. Look both schemes up, with CDA’s attachments, in the society checker.
  • The honest gap: public sources do not cleanly reconcile these two footprints, and no consolidated, current Enclave-II approved-layout document circulates the way Enclave-I’s plan does. Under CDA’s 20-Aug-2026 display directive, the sponsor must now display the approved plan and status at its booking office — for Enclave-II, asking to see exactly that is the whole game.

What this means if you are offered “Bahria Enclave 2”

  • Confirm which scheme the file actually belongs to — Enclave-I (Park Road sectors), the Agro Farm scheme (Angoori Road), or something described as an Enclave-II extension. The papers, not the dealer’s phrasing, decide.
  • Different product, different maths. A farm plot’s value logic (acreage, access, water, boundary) has nothing to do with a 5 Marla street’s liquidity. Our size-liquidity guide does not apply out there.
  • Same verification discipline, higher stakes: NOC/plan status per parcel, record match at the office, and CDA-vetted paperwork — the five checks, before any token.

Where we stand: our daily market is Enclave-I’s sixteen sectors and DHA Margalla Enclave. We do not push Enclave-II inventory — but if you are considering it, we will run the verification on the specific parcel and tell you in writing what the papers do and do not establish.

FAQs

Quick answers

No. Bahria Enclave (Enclave-I) is the 15-sector residential society off Park Road. 'Bahria Enclave 2' refers to a separate footprint on and around main Angoori Road, anchored by the Bahria Agro Farm Houses scheme — farm-plot living. CDA's register lists it as 'Bahria Enclave-II, Agro Farming Scheme' (2,489.38 Kanal, NOC issued 6 Oct 2019) with a separate 'Enclave-II, Phase-II, Housing Scheme' (1,180.04 Kanal, NOC issued 1 Oct 2014). Different location, different product, different verification questions.

On CDA's own register both Enclave-II entries show NOC 'Issued' — Agro Farming Scheme 6 Oct 2019, Phase-II Housing 1 Oct 2014 (press had reported June 2019 and February 2021; the register's dates are printed here). But no consolidated, current approved-layout document circulates publicly the way Enclave-I's does. Since CDA's 20-Aug-2026 directive, the sponsor must display the approved plan and current status at its booking office: ask to see YOUR parcel on that displayed plan before any commitment.

Different questions entirely. Enclave-I is a liquid residential resale market with published sector pricing and a documented plan. Enclave-II/Agro Farms is a farm-plot product on a different road with thinner public documentation — a lifestyle or land-banking decision, not a liquidity one. If your goal is resale-able residential land, Enclave-I's developing belt does that job with far more transparency.

Enclave-II ka footprint main Angoori Road par hai — Park Road wale Enclave-I se bilkul alag jagah. Wahan ka bunyadi product Agro Farm Houses (farm plots) hain. Lena tabhi theek hai jab file ka scheme, NOC/plan status aur record office par verify ho — aur 20-Aug-2026 ke CDA hukum ke baad booking office par approved plan dekhna aapka haq hai. Verification ke baghair token kabhi nahi.

Is Bahria Enclave CDA Approved, Legal & Safe? The Dated Answer

Approved: LOP Dec-2020, full LOP+NOC 8-Apr-2022. Then the honest asterisks — the unresolved Mar-2026 CDA notice, parcels outside the LOP, Sector O's history, and the Bahria Town mix-up that fuels the 'illegal' rumours.
